What you’ll be doing:
- You will operate within a range of commercial arrangements—including lump‑sum work, alliance contracts and term agreements—and be familiar with each of these arrangements.
- Your prime function will be the commercial management of projects, with input into the development of commercial practices within the organisation.
- You may also support tendering projects, including tendering/estimating.
- You will closely control and monitor all commercial aspects of projects to maximise profitability while managing cashflow.
- You will provide a wide range of commercial support for alliance, partnering arrangements and term contracts, including preparation of monthly cost reports, change control, and risk analysis schedules.
- You will also give input into risk mitigation strategies, prepare, monitor and report on KPIs for alliance and term projects, develop benchmarking information for HVAC and fit‑out works, and construct matrices to establish earned value for alliance projects, generating S‑curves where appropriate.
- Commercial support will also be provided to engineers and project managers through the preparation of applications, invoices, variations and general commercial input into projects.
- Working closely with the Project Manager, you will monitor costs, prepare monthly financial forecasts and perform reconciliations against incurred, committed, future costs and variations.
- You will review and advise on terms and conditions for tenders and contracts to highlight associated risks.
- Additional responsibilities include:
- Procurement of sub‑contract work packages, equipment and general materials.
- Producing procurement schedules.
- Agreeing working arrangements with key service providers.
- Agreeing terms and conditions and raising orders for significant work packages.
- Developing cost systems and procedures to streamline cost control, ordering procedures and commercial frameworks.
- Preparing lump‑sum bids, target costs and budget prices for prospective clients, including compiling enquiry documents, analysing subcontractor tender returns, determining preliminary allowances, producing S‑curves across the programme, and drafting professional tender documents.
- Developing material listings and cost schedules using schedules of rates.
What you’ll bring:
- Minimum HNC qualification in Quality Surveying Building Services or Building Studies.
- Full familiarity with traditional contracts and alliance, collaborative and re‑imbursable projects.
