Property Manager
The Property Manager oversees the daily maintenance & grounds function of a hotel.
They will ensure that all facilities remain efficient, safe, and compliant with industry standards.
This role requires strong leadership skills, attention to detail, and a proactive approach to problem solving.
It plays a critical part in ensuring a high quality guest experience by maintaining the hotel's physical assets and fostering collaboration across departments, using data and systems to manage departmental costs and efficiencies.
Responsibilities Facilities Management
- Oversee the daily operations and maintenance of a hotel to ensure optimal performance and guest satisfaction.
- Plan and programme PPM using systems and tools.
- Support the Maintenance & Grounds teams at the properties, working with all hotel teams and across the portfolio to share best practice and support the business.
- Ensure brand standards, policies and legal compliance are delivered, monitored and recorded.
- Accountable for ensuring Health & Safety policy and compliance are adhered to.
- Develop action plans and delegate tasks across a small team to ensure effective spending, while maintaining a clear and accurate maintenance and PPM regime.
- Support grounds teams on site to deliver the required standards for guests.
- Team Leadership
- Manage and lead maintenance and grounds teams, along with external contractors, developing and coaching team members to support their growth.
- Recruit and develop the team to strengthen the foundations of the property maintenance function.
- Budget Management
- Manage facilities maintenance budgets for the hotel, including Repairs & Maintenance (R&M), Utilities, and support the delivery of capital maintenance, ensuring cost effective operations while maintaining property standards.
- Work with the leadership team to forecast annual budgets and plan future investment in line with business strategy and growth.
- Drive utility performance across the hotel, leading initiatives with both the management team and operational colleagues.
- Supplier Management
- Maintain relationships with external vendors and contractors for specialised services, ensuring quality standards and contractual compliance.
- Use technology to support the function through property based and centralised systems, including BMS and CAFM systems.
- Safety and Compliance
- Ensure the hotel complies with all local, brand and legal regulations, including health and safety, food safety and all other compliance requirements.
- Ensure guests and team members are always in a safe and secure environment.
- Sustainability & Utility Initiatives
- Implement and promote sustainable practices across the hotel to reduce environmental impact.
- Drive the delivery of utility targets through coaching, support and continuous improvement.
- Support hotel Green Teams and energy initiatives.
- Reporting and Documentation
- Maintain accurate records of maintenance activities, inspections and repairs, providing regular reports to regional management.
- Use systems and tools effectively to manage and develop the property facilities management function.
- Complete capital expenditure requests.
