What you'll be doing Lead, support and develop the Estates Team, providing day‑to‑day management of the Estates Coordinator, setting clear priorities, reviewing workload, and ensuring consistent, high‑quality delivery across all estates functions.
Act as the first escalation point for complex estate issues, including operational defects, design concerns, compliance queries, lease/TP1 interpretations, statutory risks and managing agent performance challenges.
Manage a portfolio of high‑complexity or higher‑risk developments, ensuring robust mobilisation, structured handovers, comprehensive inspections, statutory compliance, life‑safety system verification and performance monitoring of managing agents and third‑party operators.
Provide expert oversight on managing agents, including detailed review of service charge budgets and accounts, staffing models, procurement strategies, PPM schedules, and CAPEX planning to ensure alignment with lease/TP1 requirements and long‑term building needs.
Oversee Building Safety compliance, including supporting Safety Case File preparation, golden thread information management, competent person documentation, fire risk actions, resident engagement obligations, and ensuring managing agents are meeting Building Safety Act responsibilities. communicated within Berkeley.
What you'll bring Extensive estates and leasehold management experience, with advanced understanding of TP1s, head leases, estate structuring, service charge governance and the operational management of complex residential or mixed‑use developments.
Deep managing agent experience, including appointment, performance management, challenge, compliance scrutiny, and strong working knowledge of statutory inspection regimes, PPM requirements and industry best practice.
Strong leadership and coaching ability, with experience developing junior team members, setting direction, ensuring quality control and supporting a high‑performing Estates function.
Advanced technical understanding, including ability to interpret building services information, O&M manuals, fire strategies, M&E systems, statutory certificates, asset registers and handover documentation.
Building Safety expertise, including understanding of Safety Case principles, golden thread requirements, building risk assessments, competent person management, fire safety actions, and the interaction between developers, accountable persons and managing agents.
Confident communication and problem-solving skills, capable of managing escalations, engaging with senior stakeholders, influencing managing agents and providing authoritative guidance across operational, technical and customer-focused matters.
