The role
To support the Project Manager and Senior Site Manager in delivering high‑quality new homes safely, efficiently and in line with Berkeley Homes’ standards.
The role oversees day‑to‑day site operations, manages subcontractors, drives build quality, and ensures programme milestones are achieved while maintaining outstanding site presentation and customer satisfaction.
1. Build & Programme Management
- Supervise all subcontractors throughout each stage of construction, ensuring clear communication of expectations, sequencing and standards.
- Conduct daily/weekly programme reviews with senior management to confirm all plots remain on track against target dates.
- Identify and escalate risks to programme, labour availability or material supply early.
2. Quality Assurance & Compliance
Ensure all works meet Berkeley Homes’ quality benchmarks, technical requirements, NHBC guidelines and manufacturer specifications.
- Complete inspections and record evidence within Fieldview, ensuring all Hold Points are met and signed off correctly.
- Support the delivery of plots to the Finishing Manager on agreed handover dates, fully compliant with specification and quality expectations.
- Apply the BHOC Quality Management System at all key stages, proactively flagging potential issues to the Project Manager.
3. Subcontractor Coordination
- Carry out site inductions and issue permits as required.
- Provide drawings, standard details and technical support to subcontractors to ensure works progress efficiently.
- Monitor subcontractor performance closely, raising concerns around workmanship or labour shortages promptly.
- Educate and reinforce site best practice, including protection measures and housekeeping standards.
4. Materials & Logistics
- Work closely with the Buying Department to ensure timely call‑off and delivery of materials in line with programme needs.
- Inspect materials for quality, accuracy and suitability on arrival; ensure correct storage and protection on site.
5. Health, Safety & Environment
- Lead by example in maintaining a safe working environment, following all Health & Safety procedures and promoting a proactive safety culture.
- Ensure site signage, PPE and working practices meet regulatory and company standards at all times.
6. Customer Excellence
- Help the site team achieve industry‑leading customer satisfaction results, including:
70%+ Net Promoter Score
90%+ IHR “Ready” and “Clean” compliance
- Ensure homes are constructed in a way that minimises defects and enhances customer experience.
7. Site Standards & Presentation
- Maintain exceptional site presentation across the full development, including compounds, plots, access roads and public areas.
- Address issues immediately to protect the Berkeley brand and ensure a professional working environment.
8. Administration & Reporting
- Record day works and manage potential contra‑charges, including photographic evidence where appropriate.
- Coordinate with warranty providers to schedule inspections and secure Completion Certificates.
- Complete all required documentation accurately and on time.
9. Additional Duties
- Carry out ad hoc tasks to support the wider project team as required.
Experience required
Essential
- Experience in residential site management (assistant or supervisory level).
- Strong understanding of construction sequencing, trades and build methodology.
- Ability to read and interpret technical drawings and specifications.
- Excellent communication and people management skills.
- Strong organisational abilities with attention to detail.
- Commitment to Health & Safety leadership.
- Proficiency in digital QA systems (e.g., Fieldview or equivalent).
Desirable
- Experience delivering high‑end or multi‑unit residential developments.
- Knowledge of NHBC standards and warranty provider processes.
- SMSTS/SSSTS qualification.
- First Aid certification.
