The role

Reporting to the Land & Development Director, you will take ownership of the asset management strategy for a significant retail-led asset, working closely with commercial and managing agents to maximise its long-term value. You will also drive the commercial property strategy across our mixed-use residential developments, ensuring our commercial units thrive and enhance the wider community.

  • Develop and implement strategies for vacant possession where required, negotiating directly with tenants to agree terms of surrender.
  • Drive commercial property performance by managing leasing and sales of commercial units, ensuring optimal value creation.
  • Oversee commercial service charge budgets, structural inspections, and maintenance work.
  • Liaise regularly with commercial agents to monitor performance and market activity.
  • Provide expert advice on unit specifications, quantum, and design across new developments.
  • Lead negotiations on lettings and long-leasehold sales, providing recommendations on offers and working up heads of terms for Board approval.
  • Build strong relationships with estate managers, tenants, and stakeholders to ensure smooth commercial operations.
  • Produce detailed market reports and financial forecasts to support decision-making.

Experience required

  • At least five years in commercial asset management, property leasing, or a related field.
  • MRICS qualified, with a strong grasp of Landlord & Tenant Act regulations, commercial leasing, and financial appraisals.
  • Ability to assess rental and investment trends, working closely with market data and agencies such as CoStar.
  • Confident in presenting insights and recommendations to senior stakeholders.
  • Ability to navigate complex commercial challenges while ensuring alignment with broader business objectives.
  • A proactive approach, ability to manage multiple priorities, and a strong presence when engaging with senior leadership.

The standard default full-time working hours in the office are 8am-5pm with core working hours 9am-4pm.
