The role involves:
- Reviewing and preparing budgets at the pre-development stage.
- Providing commercial support to the Internal Specification, Customer Service and Estates Teams to improve cost management and inter-department communications.
Responsibilities include:
- Attending Customer Service/Estates team meetings as required.
- Attending site review meetings alongside Customer Service, Build and Technical to review latent defects and agree/coordinate approach to remedial works and establish cost plans accordingly.
- Collaborating with the Customer Service team to review service levels from sub-contractors, providing support as needed and sharing feedback with the commercial team.
- Working closely with the Customer Service team to identify improvements to reduce maintenance costs.
- Engaging with sub-contractors when latent defects are identified.
- Preparing budgets for Customer Service/Estates legacy remedial projects/works, obtaining pricing, appointment of sub-contractors and issuing instructions.
- Preparing scope of works and trade packages in relation to legacy works being agreed/instructed.
- Agreeing variations/final accounts with subcontractors on legacy works carried out.
- Assisting with estimates/cost plans for the company’s development on product reviews.
- Establishing a cost database in relation to legacy works/packages (including materials, labour, plant, supplies, sub-contractors and preliminaries - Key rates).
- Establishing and maintaining personal relationships with external resources and suppliers, and purchasers.
- Preparation of reports as required.
- Working closely with the Senior Internal Design Manager to set internal and communal area budgets on all new developments.
- Providing commercial support to finalise the kitchens and wardrobes tenders at the design stage.
- Providing commercial support with Internal Plot and Communal specification cost plans at the design stage.
- Assisting with land estimates/cost plans for land purchase viabilities.
- Working as an integral part of the pre-contract team involved in the design and specification of developments, to provide commercial and budgetary advice to the team.
- Ensuring that all estimates/cost plans are duly signed off and are delivered on a timely basis.
- Carrying out taking off of materials and compiling schedules.
- Liaising with other members of the Commercial team to establish material Build Costs and determine sub-contract package elements in construction.
- Keeping abreast of market and industry sector developments and trends.
- Assisting with Sales/Marketing where required on Cost Plans and Purchaser Extra costs within required timelines.
Experience required:
- Ideally Quantity Surveying or Construction degree level educated.
- Strong Build Knowledge.
- Proactive, self-driven, results-oriented with a positive outlook.
