What You’ll Be Doing
- You will lead and manage sales activity across multiple residential developments, devising and delivering effective sales strategies to achieve profitable sales in line with agreed budgets.
- This will be achieved through the leadership of a high‑performing sales team, effective use of external agents, and regular reporting to senior management.
Sales Strategy & Performance
- Take full responsibility for the sales function on each project, ensuring delivery of agreed sales values, rates and budgets.
- Continually review and refine sales strategies and product presentation to maximise sales performance while maintaining the corporate brand.
- Carry out regular site visits to motivate sales teams and monitor standards, performance and compliance.
- Provide accurate sales reports and presentations to the senior management team as required.
- Undertake overseas exhibitions where appropriate, managing selling agents and liaising with solicitors throughout the process.
- Conduct detailed market research on new land opportunities and advise on achievable sales values and rates.
People Management
- Recruit, manage, appraise, train and develop site‑based sales staff and office‑based administrative staff.
- Motivate teams to consistently deliver high performance and an excellent customer experience.
- Manage sales team rotas in line with business operating hours.
- Maintain accurate staff records including holidays, sickness and related documentation.
Agents & External Partnerships
- Brief, appoint and manage external selling agents where required, ensuring alignment with corporate standards and sales objectives.
- Monitor agent performance to ensure optimum sales prices and conversion rates are achieved.
Customer Journey & Stakeholder Management
- Take ownership of the end‑to‑end customer journey, ensuring a professional and consistent experience.
- Liaise closely with Commercial, Technical and Build teams to ensure effective communication and project alignment.
Administration & Compliance
- Oversee the management and organisation of Sales & Marketing suites and associated administrative functions.
- Maintain accurate reservation records and sales activity data.
- Record and collate commission claims within agreed timescales.
- Ensure all sales‑related paperwork and systems comply with company standards and procedures.
Representation
- Represent Berkeley at all times to the highest professional and ethical standards.

- Comfortable and confident conducting virtual viewings, presentations and meetings via Teams and similar platforms.
