We are seeking a Commercial Asset Manager to lead the commercial strategy for our mixed-use, predominantly residential-led developments. Reporting to the Development Director, you will shape and deliver bespoke commercial property solutions across retail, F&B, and office assets that not only drive financial performance but also enhance placemaking and community value.
You will oversee lettings, disposals, and asset management from early-stage planning through to legal completion and long-term performance, ensuring that commercial outcomes align with our wider business objectives. This is a high-profile role that requires a blend of commercial acumen, negotiation expertise, and relationship-building skills.
- Develop and implement commercial strategies for mixed-use developments, aligned with business plans and placemaking goals.
- Provide commercially informed input at acquisition, appraisal, planning, and design stages.
- Appoint and manage external agents, setting clear objectives and monitoring performance.
- Lead lettings, disposals, and marketing strategies, securing competitive terms with tenants and investors.
- Negotiate heads of terms and drive legal completion of transactions.
- Produce viability reports, valuations, and board papers to support approvals and decision-making.
- Act as commercial lead on landlord works and coordinate enabling works in line with legal agreements.
- Build and maintain strong relationships with tenants, agents, and local communities to support long-term asset value.
- Monitor and report on income performance, rent reviews, arrears recovery, and business rates mitigation.
- Represent Berkeley at industry and community events to promote engagement and tenant success.
Experience Required
- Strong commercial acumen with proven experience in lettings, sales, and asset management across retail, F&B, and office sectors.
- Solid knowledge of the UK property market, particularly mixed-use and residential-led schemes.
- Skilled negotiator with the ability to assess and manage legal agreements.
- Proficient in financial modelling, valuation, and market analysis (e.g. CoStar).
- Strong communicator, able to produce persuasive reports and present confidently to senior stakeholders.
- Collaborative and relationship-driven, with a proactive, adaptable, and solution-focused approach.
