What You’ll Be Doing
- Lead the sales team and manage the sales activity across the development, devising and implementing a sales strategy to achieve profitable sales.
- Appraise, train, motivate, empower and develop the sales team to achieve sales rates.
- Identify training requirements and organise additional training for the team.
- Work with the Marketing Manager to drive all sales strategies and devise innovative ideas supported by data.
- Chair weekly sales and marketing meetings to generate and promote new ideas and incentives.
- Update board reports monthly including detailed sales sheets.
- Create and present monthly Sales & Marketing presentations.
- Create and present quarterly pricing strategies and follow up with ideas.
- Attend project sales meetings to represent sales and marketing when required.
- Conduct viewings, virtual viewings and agent viewings as needed.
- Generate potential sales leads in addition to those created by marketing activity.
- Ensure the team progresses new reservations to exchange, obtaining Anti Money Laundering documents and liaising with solicitors.
- Manage the threat of sales cancellations and minimise cancellation rates.
- Ensure the senior sales consultant effectively manages developments to optimise sales opportunities.
- Create a productive and harmonious sales environment, developing team members with a planful approach and effective delegation.
- Nurture or implement new ideas and working practices within the team, aligning team members to business goals.
- Regularly speak with agents to discuss and seek new ideas on promoting the development.
- Create Sales and Marketing tools such as plot of the week, factsheets, FAQ videos, and investor videos.
- Drive new ideas for sales videos to promote and pitch developments for use on digital marketing platforms.
- Regularly promote developments on LinkedIn and other social media platforms.
Customer Journey
- Open show apartments and ensure they are presenting well.
- Facilitate all directors’ tours and ensure actions are followed up in a timely manner.
- Ensure the marketing suite is presenting well and replenish collateral.
- Ensure that the sales office meets all health and safety requirements.
- Manage the presentation of the sales areas to the highest standard.
- Coordinate cleaning, window cleaning, floral displays, and instruct works for snagging the marketing suite.
What You’ll Bring
- Managerial experience required, managing people and developments.
- Experience of similar residential schemes is preferred.
- IT literate with Microsoft Office, Outlook, and Excel.
- Comfortable conducting and creating overseas updates and briefings.
