Cobalt Recruitment are thrilled to be partnering with Berkeley (Oxford & Chiltern) in their search for a Commercial Management Surveyor following their recent acquisition of two shopping centres in Berkshire.
Job Purpose: Reporting to the Head of Estate Management, the role will focus on the property management of an existing shopping centre asset and stand alone retail units which are part of our residential developments. The individual will work with appointed consultancies, monitoring their performance ensuring the service and experience that they deliver to us and our tenants is exceptional, any company’s business risks as Landlord are minimised. Multi-sector knowledge would be preferable to provide support to the Estates Team for residential assets. The individual will report internally to key stakeholders on progress and the performance of the asset.
Responsibilities and Accountabilities:
- Negotiating commercial property management agreements with consultancies and ensure ongoing compliance.
- Reviewing and agreeing commercial service charge budgets.
- Monitoring financial ‘health’ of service charge funds including reviewing arrears and capital expenditure projects.
- Instructing structural inspection reports and manage maintenance works where required.
- Day to day liaison with commercial agents, monitoring of their performance, through; Site Visits, Monthly presentations; and Annual managing agent performance audits.
- Develop relationships with consultancies and existing tenants to ensure swift resolution of any issues.
- Production of Estate Management information for reporting to the Head of Estate Management.
- Managing unit handovers where applicable and assisting with the collation of hand over information.
- Monitoring statutory inspections and ensuring these are completed, updated and recorded.
- Monitoring Health and Safety Inspections and Action plans and ensuring these are completed, updated and recorded.
- Reviewing service charge accounts and budgets prior to approval.
- Dealing with applications for consents from tenants, controlling the process and ensuring that these are dealt with in a timely manner.
- All other duties as required by the Head of Estate Management.
- Work closely with the Development/ Asset Management teams, having input into the tenancy schedule.
Experience: Minimum 5 years post professional qualifications of relevant professional experience specifically in managing Shopping Centre assets.
Technical Competencies:
- Degree level.
- MRICS qualified.
- Excellent understanding of landlord and tenant legislation, health & safety, and other applicable legislation.
- Excellent understanding of the RICS Code of Practice and relevant industry guidelines.
- Superb communication skills, both verbal and written English, and the ability to write and prepare clear, high-quality reports to senior management.
- Experience across mixed-used and diverse assets is preferable to help support the wider Estates team with Residential assets.
- Maintain relationships with key stakeholders within the business and third parties.
