We have an exciting opportunity for a Property Inspections Clerk to join our busy lettings departments in Upminster. The successful candidate who fulfils this varied role will spend much of each working day visiting properties to undertake various tasks which include the production of condition inspections to ensure they remain in good condition, produce reports to evidence, and dispatch to the relevant landlord.

Duties will include:

  • Via bespoke software held on an iPad, compile detailed reports which record the overall condition of a property prior to any tenants moving in.
  • Re-visiting the properties midway through an active tenancy to check on the condition, produce a brief report and then dispatch this to the relevant landlord concerned.
  • Discussing with the tenants in occupation any maintenance-based issues that may be evident.
  • Where relevant, liaising with our Property Managers to ensure maintenance-based issues are resolved.
  • If the property is not being maintained to an acceptable condition discussing this with the tenants whilst at the property and putting a simple plan in place with them to improve the situation.
  • Inspecting the property prior to the end of a tenancy to produce a ‘check out’ report which will again record the general condition of the property at that time just prior to the tenants moving out.
  • At the end of a tenancy mediate between landlord and tenants regarding any issues linked to a condition which is considered to be beyond fair wear and tear and attempt to agree a suitable amount of money that the tenants are to contribute to put things right.
  • Where issues are evident at the end of a tenancy, but the landlord and tenants fail to agree a mutually acceptable compromise, the Property Inspection Clerk prepares all relevant paperwork and sends this to an independent adjudicator who will then decide what if anything should be deducted from the tenants’ original deposit.

Requirements:

  • Previous experience within Residential Lettings would be advantageous, but not essential as full training is provided.
  • Previous experience within a customer facing environment is a definite advantage.
  • A strong attention to detail when inspecting a property and compiling a report.
  • Highly organized and able to manage a busy diary.
  • The ability to prioritise urgent tasks and constantly work to pre-defined deadlines.
  • Excellent communication skills – face to face, orally and electronically.
  • Confident and professional.
  • IT proficient - familiar with MS Office, other general packages, Tablets, and other mobile devices.
  • Own car and clean driving licence.

Salary & Benefits: Full-time salary circa £28,000 - £30,000 per annum depending on relevant experience, plus bonuses and year-end profit share. Realistic OTE £30,000 - £32,000 per annum.

Training: Successful candidates will receive comprehensive training both initially and thereafter, throughout their career. Professional accreditations can also be acquired and Beresfords fund the full cost of relevant course material.

Holidays: 21 days plus Bank Holidays. Annual entitlement increases in line with length of service.

Hours of Work: Monday to Friday – 9.00am – 5.00pm.
