This is a genuine leadership opportunity with a long-established, family-run specialist commercial roofing and external refurbishment contractor. Trading continuously since 1979 and working as Principal Contractor across London and the South East, the business delivers roof refurbishment and re-roofing works on existing, occupied buildings across education, industrial, healthcare, heritage, residential block and public sector projects.The role is a key leadership appointment for someone who can confidently take ownership of large-scale roof refurbishment projects and play a central role in developing the department for long-term success. The pipeline of future projects is extremely healthy, and the business is looking for a Senior Contracts Manager or high-level Contracts Manager who can hit the ground running and drive the next phase of growth.Reporting to the Head of Contracts, you will manage your own projects from start to finish with full commercial responsibility, while mentoring junior team members and shaping the direction of the department. This role offers a clear and genuine pathway to heading up a department.

Senior Contracts Manager Job Overview

Oversee all aspects of large-scale roof refurbishment projects from start to completion, taking full commercial responsibility for budget, margin and final account

Administer JCT contracts and lead the commercial side of delivery, including variations, valuations, applications for payment and final accounts

Ensure the highest standards of quality and health and safety across all projects, producing, implementing and following all relevant documentation

Prepare project programmes and manage resources, including recruiting labour and subcontractors

Manage and mentor junior team members, ensuring end-to-end delivery and identifying improvements across the department

Help drive change across the wider business as part of the senior project management team

Build strong, lasting relationships with clients through regular site visits and professional engagement

Senior Contracts Manager Requirements

  • Robust experience in roof refurbishment and replacement on large-scale projects, with established contacts within the industry
  • Strong working knowledge of JCT contracts, with the confidence to administer them through to final account
  • Excellent commercial and contractual understanding of construction, with the ability to manage budgets, valuations and final accounts and protect project margin
  • Proven track record of successful project management on large-scale schemes
  • Strong verbal and written communication and interpersonal skills
  • Ambitious and driven, seeking a long-term role and capable of building and leading a team
  • Full UK driving licence
