Job Overview

Position: Service Manager – Building Services, located at Romford, Essex.

Service provider with over 40 years in the industry.

Location and travel: office based in Romford with travel to other offices and client sites throughout London expected.

Team: Lead a team of 15 engineers and 4 service coordinators, managing multiple contracts and driving operational excellence.

Ideal candidate: experienced Facilities Management or Building Services professional who thrives in a fast-paced environment, enjoys developing teams, improving processes and building strong client relationships.

  • Working hours: 8:00am - 5:00pm, Monday to Friday (1 hour lunch)
  • 25 days holiday + Bank Holidays
  • 4% of the Employee's basic salary
  • Expenses covered (travel allowance or car allowance negotiable)

Key Responsibilities

  • Lead the operational delivery of planned preventative maintenance (PPM) and reactive maintenance across multiple client contracts.
  • Manage contract performance, ensuring compliance with SLAs, KPIs, statutory requirements, and health & safety standards.
  • Oversee CAFM systems, job lifecycle management, contract mobilisation, client portals, and operational reporting.
  • Direct subcontractor, engineer, and coordinator performance, ensuring effective resource planning and service delivery.
  • Build and maintain strong client relationships, acting as the operational lead for key accounts and resolving service issues.
  • Support commercial performance through WIP management, invoicing accuracy, margin improvement, and supplier credit control.
  • Drive continuous improvement initiatives to enhance operational efficiency, productivity, service quality, and team performance.

Qualifications & Requirements

  • Experience managing FM or building services contracts.
  • Technical background with experience managing engineers and additional administrative staff.
  • Strong client-facing experience.
  • Full Driving Licence.
  • Live within a commutable distance of Romford, Essex.
