A specialist roofing and cladding contractor operating across Scotland is looking to appoint an experienced Contracts Manager to lead projects in the West of Scotland. Much of the work takes place on secure, restricted-access sites, where entry is controlled, standards are exacting and there is little room for error. Relatively few contractors can operate in this space, making it a distinctive and rewarding area to build your career. Packages cover felt and flat roofing, built-up systems, single ply, aluminium standing seam and rainscreen cladding, delivered for main contractors and direct clients. If you have managed envelope works in secure or sensitive environments before, you will already know the discipline these sites demand around access, programme and compliance, and that experience will be genuinely valued here. You will take full ownership of your contracts from award through to final account, leading site teams daily and holding commercial, programme and quality responsibility. Contracts Manager Salary & Benefits Salary: £52,500 to £60,000 (DOE) 34 Days Holiday Including Bank Holidays Full-time, permanent position Immediate start available Pension scheme Ongoing support with industry training, tickets and accreditations Contracts Manager Job Overview Manage multiple roofing and cladding contracts, or one large scheme, from contract award through to final account Lead site teams daily, including Site Supervisors and subcontractors Deliver every project safely, on time, within budget and to the required quality standard Prepare and monitor project programmes and progress reports Oversee cost control, valuations, variations and final accounts Manage procurement of materials and subcontract packages alongside the in-house procurement team Liaise with clients, main contractors, architects and suppliers throughout delivery Run progress meetings with internal and external stakeholders Identify and mitigate project risks, and resolve technical and operational issues on site Ensure QA procedures, inspections and hold points are carried out and documented Ensure full compliance with health and safety regulations and company policies Support the pre-construction and estimating teams where required Build strong client relationships that drive repeat business Lead project reviews and continuous improvement initiatives Contracts Manager Requirements Currently holds or willing to obtain SC clearance HNC, HND or Degree in Construction Management or a related discipline SMSTS, CSCS Card (Manager level) and First Aid certification Proven track record managing multiple contracts simultaneously, from pre-construction through to handover Experience in both main contractor and subcontractor environments Strong commercial awareness, including cost control, valuations and variations In-depth understanding of roofing and cladding systems such as felt and flat roofing, built-up, single ply, aluminium standing seam and rainscreen Good knowledge of construction contracts, envelope detailing and quality control procedures Experience managing on-site labour, plant and materials within budget Strong leadership, negotiation and client-facing communication skills Confident with Excel, Word, SharePoint and OneDrive for reporting Full UK driving licence and willingness to travel to sites throughout Scotland Desirable 5+ years' experience in roofing and cladding or external envelope construction Experience on large-scale commercial and industrial roofing packages, ideally working with Tier 1 contractors Knowledge of facade systems, rainscreen cladding and metal roofing systems Understanding of fire regulations relating to external envelopes and sustainability standards such as BREEAM NEBOSH or IOSH, plus tickets such as PASMA, IPAF, MEWPs for Managers, Harness Inspection or FASET Experience with digital construction platforms such as Asite, Procore, Dalux or BIM 360 What Makes This Opportunity Different?
