There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our Essex division is looking to recruit a Project Delivery Director to join the Division’s Construction team.

The Project Delivery Director is responsible for the overall operational leadership, construction delivery and performance of Springstead Village. Reporting to the Managing Director of Bellway Essex Division, the role ensures the efficient, safe and high‑quality delivery of this major Joint Venture development in line with the agreed business plan, programme and governance framework.

This is a senior leadership position requiring strong production expertise, deep technical knowledge and the ability to manage large multidisciplinary teams and complex subcontract supply chains within a live, long‑term development environment.

Principal accountabilities of the role include:

  • Lead the overall delivery and operational performance of the Springstead Village development.
  • Provide strategic leadership across all construction and production activities on site.
  • Coordinate technical, procurement, buying and construction functions to ensure efficient and compliant delivery.
  • Manage and lead large multidisciplinary delivery teams and subcontract supply chains.
  • Drive programme certainty and delivery against business plan milestones and KPIs.
  • Ensure the highest standards of build quality, customer service and health & safety performance are consistently achieved.
  • Maintain a strong focus on achieving and sustaining five‑star HBF customer satisfaction standards.
  • Oversee, review and challenge construction programmes, sequencing and operational methodologies.
  • Ensure robust contract administration and subcontract management processes are in place and adhered to.
  • Work collaboratively with divisional leaders and Joint Venture stakeholders to support successful delivery outcomes.
  • Prepare and present regular operational, commercial and strategic updates to the Joint Venture Board.
  • Lead and promote a culture of accountability, professionalism and continuous improvement across the project team.
  • Ensure compliance with statutory obligations, company procedures and Joint Venture governance requirements.
  • Support the long‑term strategic vision and phased delivery of the wider Springstead Village masterplan.

Experience

  • Demonstrable track record delivering large‑scale residential developments.
  • Strong leadership and team management capabilities.
  • Extensive production and operational delivery experience.
  • Detailed knowledge of technical delivery processes within housebuilding.
  • Strong procurement and buying awareness.
  • Significant subcontract management and contract administration experience.
  • Excellent programme management and sequencing expertise.
  • A strong understanding of health and safety legislation and best practice.
  • Experience operating within Joint Venture or partnership delivery structures.
  • Commercial awareness combined with operational excellence.
  • The ability to lead and motivate high‑performing multidisciplinary teams.
  • Strong communication and stakeholder management skills.
  • The credibility and confidence to report at Board level.

Qualifications and Training

Essential:

  • Relevant construction or construction management qualification.
  • SMSTS and appropriate health & safety qualifications.
  • Significant experience delivering large‑scale residential schemes.
  • Detailed understanding of project programming and operational procedures.
  • Strong understanding of technical and procurement processes.
  • Experience managing large subcontractor supply chains.

Desirable:

  • CIOB, MCIOB or equivalent professional membership.
  • Experience delivering mixed‑tenure or Build to Rent developments.
  • Experience working within JV environments.
