Role Overview

Effectively lead the operational delivery of the contracted property maintenance services in line with all group standards, key performance indicators and targets ensuring high standards are consistently met together with observing all legal, statutory, and regulatory requirements.

Provide leadership to the engineering, specialist supplier and administration teams whilst encouraging personal development and innovative practices within the teams.

To be the day-to-day client relationship manager forging key and long‑lasting relationships, providing the assurance the client requires whilst exceeding expectations where practicable.

Key Responsibilities

  • Working closely with Bellrock Senior Management team to drive efficiency into all areas of the contractual requirements.
  • Support the Service Desk teams, Specialist suppliers, Project and Compliance teams whilst developing the contractual processes to ensure clients expectations and Bellrock standards are met.
  • Daily communication with the Client and the Bellrock delivery team. Dealing with day‑to‑day issues and offering advice & support as necessary.
  • Conducting documented weekly/monthly/quarterly/annual reviews with the client as required by the contract.
  • Support the delivery teams to articulate client requirements and ensure contractual KPI’s and SLA’s are met.
  • Achieving excellent results whilst ensuring adherence to good practices across the team by demonstrating good leadership and knowledge.
  • Liaising with nominated client representatives, building end users & subcontractors as required.
  • Maintain existing relationships with the Clients and Business key stakeholders and respond to their requirements as appropriate.
  • Represent Bellrock with integrity and professionalism and strive to achieve excellent customer service and exceed expectations in all aspects of the role.
  • Excellent knowledge of leading teams in fast paced operational delivery environment.
  • Lead and coordinate the contract deliverables to meet the SLA’s, ensuring KPI’s are met.
  • Ensure compliance across the client’s estate whilst ensuring with conformance with all applicable safety regulations.
  • Proven track record in building services and plant engineering; experience in resolving maintenance technical issues and co-ordinating multiple projects.
  • Lead and support the in-house Project Management Team to deliver a high volume of diverse projects whilst supporting the clients’ requirements, especially on the Authorities Net Zero Carbon targets.
  • The ability to compile and demonstrate compliance by means of regular reports and meetings with the client and Bellrock senior leadership.
  • Instil a culture of undertaking sustainable practices whilst ensuring all team members are intrinsically environmentally aware to meet the Business targets as directed.
  • Commercial Management to provide guidance into CAPEX plans for Works & Estate strategy, advising of recommended priorities and relevant updates.
  • Ability to produce and manage a Forward Maintenance Register.
  • The ability to lead a strategic approach to service specification.
  • Effectively manage and verify accurate records for stock control.
  • Outline budgets for Hard FM based upon historical costs, condition and asset survey information.
  • Support in reviewing Applications for Payment received for compliance with contractual terms, approvals, etc and will reject any which are not as required.
  • Maintain the professional image of the company at all times.
  • Maintain and build effective relationships with colleagues, clients, and suppliers.
  • Lead in the resolution of any client-related issues or disputes.
  • Ensure a safety-first culture is embedded within the team at all levels.
  • Conduct monitoring of practices and routines to ensure compliance with relevant legislation and regulations.
  • Report any H&S issues, concerns, bad practice, or non-conformance to Senior Management.
  • Ensure Undertake robust site-specific risk assessments.

Skills & Experience

  • Have minimum 5 years in a similar role and environment with essential knowledge property/building maintenance and associated projects aligned to a Hard Services contract.
  • Technically qualified, in either electrical, mechanical or similar qualification and/or higher education.
  • Strong understanding of FM commercial models, PPM regimes, and contractual performance mechanisms.
  • High level of competency in using technology – CAFM systems and reporting tools.
  • Full driving licence – essential.
  • Sound understanding of Health, Safety and environmental legislation and working practices (IOSH or NEBOSH desirable).
  • Good communication skills (verbal and written) – essential.
  • DBS Clearance.
  • Understand & comply with companywide policies and procedures.
  • Fully participate in training activities including e-learning.
  • Contribute to departmental meetings and toolbox talks.
