Bellrock Group is looking for three Senior Service Charge Consultants. This is a challenging position within a consultancy team that features a breadth of complementary skills. A consultant is required to scrutinise service charges and coordinate advice on landlord schemes, refurbishments and major capital expenditure, the cost of which is proposed to be recovered through service charge. You may be an experienced commercial property manager or building surveyor and there will be a requirement to have/acquire knowledge on associated service installations, case law and accounting practice, but training will be supplied and further learning encouraged.
Key responsibilities
- Leading and delivering service charge consultancy commissions for landlords and tenants
- Scrutinising service charge costs and assessing recoverability against lease provisions
- Advising on landlord schemes, refurbishments and major capital expenditure
- Reviewing service provisions, service contracts and service standards at buildings
- Analysing budgets, reconciliations and cost recoveries
- Negotiating with landlords, managing agents and their consultants on behalf of clients
- Ensuring compliance with leases, contracts and the RICS Professional Statement (Service Charges in Commercial Property)
- Presenting clear, logical findings and recommendations to clients and stakeholders
- Managing and directing technical experts and advisors as part of wider commissions
- Engaging confidently with senior client stakeholders, lawyers, accountants and technical specialists
- Using Bellrock’s bespoke InsightRE™ platform to manage commissions and maintain accurate client records
- Attending client and tenant meetings across the UK (and occasionally Ireland)
- Identifying opportunities to collaborate with other Bellrock business units and support cross sell activity
Skills & experience
- Strong technical knowledge of commercial property, leases and service charge mechanisms
- Experience within service charge consultancy, commercial property management or building surveying
- Excellent analytical and problem-solving skills, with strong attention to detail
- Confident negotiator with the ability to manage contentious issues professionally
- Highly articulate, with the ability to present complex information clearly and persuasively
- Strong leadership capability, able to lead commissions and work collaboratively within a team
- Commercially aware, with a client‑focused mindset
- High level of computer literacy, particularly Excel, and the ability to learn bespoke systems
- Good understanding of property and service charge accounting principles
- Awareness of case law, service installations and compliance frameworks (training provided where required)
- Experience acting as an expert witness or in ADR is advantageous but not essential
- Chartered Surveyor status (Building or General Practice) is highly desirable but not essential
