Strategic Building Assets Director

The role will report to the Managing Director Assets & Compliance and will be responsible for Bellrock’s Consulting Building Assets practice and its associated service lines. The role is responsible for the delivery and development of the Building Assets practice including business development, service delivery, people, process, data and technology, continuous improvement and innovation. The role will enable the Building Asset practice through a community of practice that includes all of the consulting staff that deliver the associated services. The role will require significant collaboration across the Consulting regional businesses as well as other Bellrock operating divisions especially Intelligent Asset Care (IAC) and Technologies, and will be at the vanguard of marketing Bellrock’s capability in this area including through leadership, industry events and other external communication opportunities.

Strategic Asset Management & Advisory

• Lead the development of portfolio‑wide asset strategies aligned to client objectives, risk profiles, and investment priorities.
• Act as a trusted advisor, providing strategic guidance on lifecycle planning, capital investment, and estate optimisation.
• Support clients in moving toward predictive, insight‑led asset management approaches.

Consulting Integration (Bellrock Consulting)

• Work across Bellrock Consulting disciplines (PM, cost consultancy, building surveying) to deliver integrated, end‑to‑end solutions.
• Contribute to the delivery of multidisciplinary consultancy across the full property lifecycle.
• Ensure asset strategies are aligned with wider project delivery, sustainability, and compliance programmes.

Data, Technology & Insight

• Leverage Bellrock’s technology platforms (e.g., Concerto, Mobiess) to generate actionable asset insights.
• Translate complex asset, cost, and performance data into clear, commercially relevant recommendations.
• Drive adoption of data‑led decision‑making and digital asset management practices.

Client & Commercial Leadership

• Build and maintain senior client relationships, positioning Bellrock Consulting as a strategic partner.
• Support business development, bids, and propositions—particularly around asset optimisation and capital strategy.
• Identify opportunities to deliver value creation, cost efficiency, and improved asset performance.

Lifecycle, Performance & Value Optimisation

• Oversee development of lifecycle models, capital plans, and asset investment strategies.
• Improve asset performance through whole‑life costing, reliability analysis, and risk‑based prioritisation.
• Align asset strategies with sustainability, net zero, and operational performance goals.

Leadership & Capability Building

• Lead and develop a high‑performing asset management capability within Bellrock Consulting.
• Foster a culture of innovation, collaboration, and insight‑led thinking.
• Work closely with technology, engineering, and FM teams to ensure joined‑up delivery across Bellrock.

What does it take?

Essential

• Significant experience in strategic asset management within property, FM, or infrastructure environments.
• Strong understanding of lifecycle planning, capital investment, and asset optimisation.
• Experience operating within a consultancy or advisory‑led environment.
• Proven ability to apply data and analytics to drive decision‑making.
• Strong commercial acumen and experience engaging with senior stakeholders and clients.

Desirable

• Experience working within integrated property consultancy or multidisciplinary environments.
• Familiarity with CAFM/IWMS platforms and digital asset tools.
• Knowledge of ISO 55001 or asset management best practice frameworks.
• Professional accreditation (RICS, IAM, CEng or similar).

Working arrangements

In this role, the successful candidate would be required to work from the London, Paddington office and work two days a week with the team and the rest of the week can be worked from home.
