The EWS1 & FRAEW Consultant role is responsible for delivering technically robust assessments of external wall systems on multi-occupied residential properties, supporting both mortgage underwriting and fire safety compliance. You will carry out External Wall System assessments, complete EWS1 forms for lenders where required, and undertake Fire Risk Appraisals of External Walls (FRAEW) in accordance with PAS 9980, incorporating risk-based analysis that supports building safety duties under the Fire Safety Act 2021. You will work collaboratively with internal fire engineers, clients, and external stakeholders to deliver high-quality surveys and reports that meet industry standards.
Responsibilities:
- Conducting detailed external wall system surveys, including intrusive and non-intrusive inspection of cladding, insulation, balconies, cavity barriers and fire stopping systems.
- Producing compliant EWS1 assessments and completing EWS1 forms in accordance with recognised guidance issued by RICS and industry stakeholders, ensuring suitability of signatory competence and professional indemnity status.
- Undertaking Fire Risk Appraisals of External Walls (FRAEW) in line with PAS 9980, incorporating documentation review, site inspection, material identification, risk grading and proportionate risk conclusions.
- Preparing clear, evidence-based technical reports, including conclusions, ratings and recommendations for remediation, safeguarding and ongoing wall management.
- Applying technical judgement against statutory and non-statutory benchmarks, including fire safety legislation, RICS practice guidance, BS standards and PAS 9980 methodology.
- Liaising with building owners, managing agents, lenders, valuers and internal project teams to ensure surveys are completed safely, efficiently and with appropriate stakeholder communication.
- Ensuring survey outputs are defensible, transparent and supported by appropriate records, photographs and sampling where required.
- Contributing to continuous improvement of survey methodology, templates and quality control processes.
- Maintaining up-to-date professional competence and credentials in EWS1 and FRAEW assessment practice.
What does it take?
- Membership of a recognised professional body such as RICS, IFE, CABE, ICE, CIOB, IStructE or equivalent.
- Completion of the RICS External Wall System Assessment Training Programme or equivalent recognised training for EWS1 competence.
- Strong understanding of external wall construction, combustibility classification, façade materials, cavity barriers, fire stopping and relevant BS EN standards.
- Demonstrable experience in producing EWS1 assessments and/or delivering FRAEW surveys.
- Practical knowledge of PAS 9980 methodology and its application in external wall risk appraisal.
- Excellent technical report writing skills, with clarity in conclusions and actionable recommendations.
- Proficiency in site inspection, evidence capture, sampling rationale, and the assembly of survey evidence packages.
- High attention to detail and strong analytical judgement.
- Confident communicator, capable of engaging with clients, valuers, lenders and property professionals.
- Capable of managing survey schedules across multiple sites and prioritising workload effectively.
- Professional and credible presence on-site and in written outputs.
- Committed to maintaining competence and CPD in fire safety, façade engineering and external wall systems.
- Collaborative team player who supports quality assurance and continual improvement.
Working arrangements:
