Beach Baker is thrilled to partner with a prestigious property consultancy to offer an exciting opportunity for a talented Surveyor to join their high-performing Lease Consultancy team. As a key member of the Bristol office team, you will provide top-tier advice on rent reviews, lease renewals, and related matters for office, retail, and industrial properties across the West Country and South Wales, with opportunities to engage in national projects. This role also involves strategic consultancy on break clauses, lease restructuring, dilapidations, and other leasehold matters.
With a significant and growing workload, we are looking for a Surveyor, Senior Surveyor, or Associate who is eager to contribute to the team's success and bring fresh ideas to the table. What We're Looking For:
- A highly motivated, RICS-qualified Surveyor with a proven track record in lease advisory.

Key Responsibilities:
- Lead commercial rent reviews and lease renewal negotiations, demonstrating a strong understanding of lease provisions and their impact on rent.
- Provide expert advice on Landlord and Tenant Act 1954, third-party procedures for rent reviews and lease renewals, and drafting approval reports.
- Offer strategic advice on leasehold matters, working closely with clients to exceed expectations.
- Develop and nurture strong client relationships while adding value to fee revenue.
What You'll Bring:
- Strong commercial acumen and the ability to manage complex negotiations effectively.
- A high level of energy, enthusiasm, and professionalism, with the ability to build rapport across all levels.
- Knowledge of Excel and solid report-writing skills.
