The Role
This position offers the chance to play an influential role within a growing team where your contribution will be recognised and valued from day one.
The successful candidate will assist with and manage a predominantly industrial and retail portfolio across the South West and South Wales.
Reporting directly to the Head of Property Management and working closely with colleagues across the wider property management and asset management functions, responsibilities will include:
- Building strong relationships with tenants, contractors, consultants and internal stakeholders.
- Overseeing the day-to-day management of a diverse commercial property portfolio.
- Working alongside Asset Managers and operational teams to prepare annual service charge budgets and strategies, ensuring lease compliance and maximising recoverability.
- Managing quarterly property management and health & safety meetings whilst ensuring statutory compliance requirements are met and documented.
- Progressing tenant applications relating to assignments, subletting and landlord consents for alterations.
- Managing and reviewing service provider contracts and tender processes to ensure value for money is achieved and maintained.
- Assisting in the implementation of asset management initiatives to enhance portfolio performance.
Skills & Experience
Ideally, you will be MRICS qualified, although this is not essential.
Candidates should have at least two years' experience within commercial property management and be able to demonstrate:
- Strong communication and relationship management skills.
- Excellent organisational and prioritisation abilities.
- Experience managing service charges and third-party contractors.
- Good commercial awareness and problem-solving capabilities.
- Experience using property management software systems.
