Join our team as a Building Surveyor. We're looking for an experienced and customer-focused Building Surveyor to join our Housing Property Services team. You'll play a key role in maintaining, improving and developing our housing assets, helping to ensure our customers live in safe, high-quality homes. This is an exciting opportunity to manage a variety of repair, maintenance and improvement projects, providing professional, technical and advisory support across our housing portfolio while making a real difference to the communities we serve.
Key Responsibilities
- Manage projects from inception through to completion, including the operational delivery of construction works, contracts and projects.
- Carry out pre, during and post-inspection surveys to identify building defects and areas of disrepair, ensuring effective resolutions are implemented.
- Produce schedules of work, specifications, cost estimates and contract documentation.
- Prepare CAD-generated drawings and associated project documentation.
- Procure and manage contractors and consultants, ensuring works are delivered safely, on time and within budget.
- Monitor and control project budgets, valuations and contract performance.
- Provide expert technical advice to managers and stakeholders on repairs, maintenance, development and alteration works.
- Prepare and review Safety Plans in line with CDM Regulations and undertake risk assessments.
- Work collaboratively with customers, colleagues, contractors and external agencies to deliver successful projects and excellent customer outcomes.
- Identify, report and share learning from Health & Safety issues.
- Promote Equality, Diversity and Inclusion in all decisions and interactions, using inclusive language and celebrating differences.
What you'll need to succeed
- Level 4 qualification in Construction and the Built Environment.
- Experience within the building industry, ideally in housing repairs, maintenance or planned works.
- Experience undertaking complex surveys and diagnosing building defects.
- Experience producing schedules of works and specifications for repair and maintenance projects.
- Experience managing contractors and consultants.
- Good knowledge of Building Regulations, CDM Regulations, Health & Safety requirements and housing-related legislation.
- Knowledge of asbestos, legionella, damp and mould, Decent Homes and HHSRS.
- Strong organisational skills with the ability to manage competing priorities and deadlines.
- Excellent communication skills with the ability to build positive relationships with customers, colleagues and stakeholders.
- Ability to produce clear, concise reports and technical documentation.
- Full, valid UK driving licence.
Desirable
- RICS, CIOB or other relevant construction-related qualification.
- Experience producing CAD-generated contract drawings.
- Experience investigating and responding to customer complaints, including Housing Ombudsman cases.
- Specialist training or qualifications in areas such as CDM, asbestos, fire safety or HHSRS.
- Housing sector experience.
