BD Group is seeking an experienced, commercially focused Head of Assets & Estate to lead the strategic and operational management of London East-UK, keeping the estate safe, compliant, commercially successful and ready for growth.

A senior leadership role covering asset strategy, tenant and lease management, statutory compliance, facilities management, capital investment and commercial performance across a complex multi-occupier estate.

Working with tenants, contractors, consultants, LBBD stakeholders and internal teams, you will deliver an excellent customer experience, value for money and long-term sustainability.

Key Responsibilities

  • Lead the asset and estate management strategy for London East-UK, aligned to BD Group's objectives, providing visible leadership and setting clear standards, priorities and governance arrangements.
  • Develop long-term asset management plans covering compliance, planned maintenance, lifecycle investment and capital works, managing the estate as a commercially sustainable asset that balances income, risk, tenant satisfaction and investment priorities.
  • Lead tenant onboarding, offboarding, engagement, communications and dispute resolution.
  • Manage lease events including rent reviews, renewals, assignments, licences, wayleaves and occupation agreements, ensuring agreements are accurately maintained and enforced.
  • Oversee service charge budgeting, reconciliation, recovery and tenant engagement, working with Finance and Legal on income collection, arrears, debt recovery and commercial negotiations.
  • Own the estate compliance framework, ensuring statutory and landlord obligations are identified, monitored and evidenced across health and safety, fire safety, asbestos, legionella, electrical and gas safety, insurance and building safety.
  • Maintain risk registers, compliance dashboards and governance reporting, assuring senior leadership on compliance, investment needs and emerging risks.
  • Lead facilities management, technical services and operational delivery, including cleaning, security, grounds maintenance, waste, utilities, parking and communal areas.
  • Manage contractor performance through clear service standards, inspections and reviews, driving continuous improvement.
  • Lead capital and major works programmes, developing investment plans based on compliance, asset condition, operational need and commercial opportunity, and ensuring projects are properly scoped, procured, governed and delivered on budget and on time.
  • Own the lease and asset management system as the single source of truth, keeping lease, compliance, service charge, insurance and asset data accurate, and develop dashboards supporting governance and planning.
  • Work with Finance to monitor income, arrears, expenditure, voids, service charges and capital investment, identifying income growth and cost reduction opportunities.

Qualifications, Skills & Experience

  • Degree in Estate Management, Property, Surveying, Facilities Management, Building Services, Construction or related discipline, or equivalent experience.
  • Significant experience leading estates, property, asset, facilities or technical services in a complex multi-occupier environment.
  • Extensive knowledge of landlord and tenant legislation, lease management, rent reviews, service charges and commercial property governance, including the Landlord and Tenant Act 1985 and Leasehold and Freehold Reform Act 2024.
  • Strong experience of statutory compliance, health and safety obligations and property-related risk.
  • Proven experience overseeing facilities management services and contractor performance, and managing capital works, planned investment programmes and major works projects.
  • Strong financial management skills including budget control, forecasting, business cases and value-for-money assessments.
  • Project management, contract management or procurement qualifications, and experience implementing or enhancing asset, lease or compliance management systems, are advantageous.

  • Strong commercial awareness, balancing compliance, customer experience, operational and financial performance, with excellent leadership and people management capabilities.
  • Ability to interpret complex leases and give commercially sound recommendations.
  • Proven ability to influence senior stakeholders, tenants, contractors and advisers, with excellent communication and report-writing skills including board-level reporting.
  • Strong analytical and problem-solving skills with a proactive approach to risk.
  • Highly organised, managing multiple priorities with strong governance, decision-making and a commitment to continuous improvement and customer-focused service.
