The Head of Damp & Mould / Disrepair will lead the delivery of damp, mould, and disrepair services across the housing portfolio. Reporting to the Assistant Director, the role will manage a team of 10 staff alongside contractors and directly employed operatives. The postholder will ensure compliance with Awaab’s Law, disrepair legislation, and housing standards. They will oversee inspections, remedial works, and case management to ensure timely and resident-focused outcomes. The role will work closely with internal stakeholders including Housing, Legal, and Compliance teams. Strong leadership, operational oversight, and risk management will be essential to the role.
Key Responsibilities:
- Lead and manage the Damp & Mould / Disrepair team to ensure effective service delivery.
- Oversee contractor performance, inspections, remedial works, and case management activities.
- Ensure compliance with Awaab’s Law, disrepair legislation, and housing regulatory requirements.
- Maintain accurate records, reports, and compliance documentation across all cases.
- Manage complaints, legal disrepair cases, and high-risk resident issues effectively.
- Monitor service KPIs, risks, and operational performance, reporting to senior management.
- Work collaboratively with Housing, Legal, Compliance, and Property teams to improve services.
Working hours: 40 Hours, Monday – Friday
Requirements:
- Significant experience within social housing, property services, repairs, or disrepair management.
- Strong knowledge of damp & mould management, Awaab’s Law, and housing legislation.
- Proven experience managing operational teams and external contractors.
- Strong leadership, communication, and stakeholder management skills.
- Ability to manage complex workloads, prioritise risk, and work under pressure.
- Experience handling complaints, compliance matters, and resident-focused service delivery.
- Full UK driving licence essential; relevant housing or property qualifications desirable.
