We are working with a highly ethical property group that manages a wide range of developments across the open market leasehold, social, and retirement housing sectors on behalf of developers, housing associations, and resident management companies UK-wide, with a particularly strong presence in SE England.

Within their Retirement division, they are seeking a competent Area Property Manager with the following responsibilities:

1. Managing a portfolio of retirement properties and the staff based on them across South London and Kent, mostly from home and site-based over a 35-hour week.
2. Setting budgets, overseeing major works, and ensuring staff and standards meet agreed KPIs.
3. Conducting regular site visits and inspections, and addressing staff and resident issues as they arise.
4. Reporting escalated issues to head office and proposing remedial actions where possible.
5. ATPI certification is advantageous but not essential; training can be provided. People and property management skills are the primary shortlisting criteria.
6. Good general leasehold knowledge is essential; exposure to retirement portfolios is beneficial.
7. Living in or near South London/Kent is preferable due to site locations.

The role offers a basic salary of around GBP42k, with a car allowance of approximately GBP4k, generous annual leave, pension scheme, and a strong commitment to welfare and work-life balance.
