As Estate Manager, you’ll build and maintain strong relationships across the Essex County Council (ECC) contract, ensuring stakeholder needs are understood and consistently met. Working alongside the Portfolio Partnerships Manager, you’ll take joint ownership of the Essex estate, ensuring it is fully optimised and that BMO’s contractual obligations are delivered. You’ll collaborate closely with Operations, Construction and other key teams to support effective delivery where required. You’ll report into the Essex Partnership Manager and have line management responsibility for the dedicated Essex Estates Executives. This is a collaborative role where success comes from truly understanding the customer and working in partnership with the Portfolio Partnerships Manager to deliver shared objectives and targets.
What you’ll be doing:
- Take ownership of contractual performance across the Essex County Council (ECC) contract, ensuring SLAs and KPIs are met, monitored and managed effectively, while identifying delivery risks and working with Operations and the Head of Delivery on practical solutions.
- Manage the Essex Estates Executives, ensuring accurate KPI administration and maintaining design request and acceptance accuracy above 90%.
- Support the Construction Project Manager with clear commercial and contractual briefs, and work with the Project Manager to ensure all ‘choice’ works are delivered on budget and remain commercially viable.
- Review estate and contract performance, making recommendations to the Portfolio Partnerships Manager to improve profitability and value.
- Support tender activity, client meetings and product presentations alongside the Portfolio Partnerships Manager.
- Maintain accurate contract and site data across systems, resolving discrepancies and ensuring compliance with Health & Safety standards and company processes.
- Act as a key point of contact for internal and external stakeholders, representing the business professionally and ensuring effective communication across teams, while sharing insights on competitor activity and market trends with the Portfolio team.
Who are you?
- Experienced in customer relationship management, ideally within a Local Authority or Public Transport Executive (PTE) environment.
- Confident negotiator with strong commercial awareness and the ability to balance stakeholder and business needs.
- Strong communicator, both written and verbal, with a clear and professional approach.
- Comfortable working with data, with good literacy and numeracy skills.
- Familiar with systems such as D365 and Monday.com (desirable).
- A collaborative team player who builds strong working relationships and supports shared goals.
