The senior and lead mechanical craftsperson will be responsible for overseeing the in‑house mechanical maintenance team and coordinating with mechanical contractors to manage fault‑finding and maintenance duties across the Trust’s properties. The role includes maintaining all building fabric, mechanical and electrical services, and equipment within the Newham University Hospital Retained Estate, ensuring statutory, critical, and routine maintenance is completed, recorded, and documented.
Main duties of the job:
- Lead estates mechanical team and contractors to ensure statutory, critical, and routine maintenance is completed, recorded, and documented.
- Skilled in repair, fault‑finding, and diagnosis of boilers, pressure systems, medical gas, HVAC/ventilation, controls, heating/hot water, CAD data systems, and generators.
- Develop improvement plans for poor performance.
- Review works for quality, timeliness, and cost‑effectiveness.
- Work outside trade in emergencies as directed.
- Assist with staff training.
- Follow Trust policies, maintain effective communication, and ensure safe systems of work, site induction, risk/COSH assessments, and permit‑to‑work compliance.
- Work safely on mechanical/electrical systems as Competent Person.
- Support audits with Estates Ops Manager to ensure compliance.
- Implement legislation, safety alerts, HTMs, HBNs, codes of practice.
- Ensure financial compliance and value for money in contracts/purchases.
- Hold AP/CP accreditation and perform duties accordingly.
- Participate in Estates Craftsperson Team on‑call cover for Newham University Hospital.
- Implement CAS/safety alerts with guidance/remedial action.
- Raise/distribute planned/reactive work instructions, follow up, and report outcomes.
- Assist Ops Manager in investigations, complaints, and producing specifications for improvement schemes.
Qualifications:
- To have served a recognised apprenticeship in a mechanical engineering discipline or have equivalent experience.
- Qualified with Mechanical ONC and or HNC level of education and or equivalent qualification.
- A good understanding of Health and Safety Legislation, including Asbestos & Working at Height regulations.
Experience:
- In depth experience of healthcare mechanical building services and to lead on the maintenance of the mechanical team.
- Detailed working knowledge of preventative and reactive mechanical maintenance and associated HTM.
- Experience of successfully leading a mechanical team and contractors to meet agreed outcomes.
- Knowledge of information systems for the management of maintenance activity (Concept CAFM System).
- Experience of allocating planned and reactive work to the in‑house mechanical team and contractors.
- Understanding Standing Financial Instructions in relation to procurement and commissioning of external contracting services.
Skills:
- Ability to prioritise own work.

Knowledge:
- A good working knowledge of Health & Safety principles within mechanical engineering and building systems.
- Knowledge of mechanical maintenance to meet relevant HTM 06.01 and HTM 06.02 standards.
