Overview
Within the Construction environment, the role involves buying materials, managing large projects, ensuring health and safety, and delivering customer service. Projects may include new builds on brownfield sites or adaptations of existing buildings. You will manage development across multiple sites to meet programme, quality, and cost targets through effective leadership of the Site team and subcontractors.
Responsibilities
- With the support of the Contracts Manager, coordinate trades, direct labour and materials to meet the production programme; maintain the optimum level of materials on site to ensure the site team is fully and effectively employed.
- Ensure all units are produced to a consistently high standard of quality, complying with NHBC requirements and Building Regulations.
- Monitor Quality Control procedures and Customer Service procedures; promptly investigate any customer complaints during the production cycle, taking action to remedy defects and prevent recurrence.
- Monitor and control the cost of production, and approve payments to sub-contractors.
- Ensure compliance with Health and Safety and other relevant legislation; accompany authorised persons in inspections on site.
- Initiate and attend inspections by Local Building Inspectors or NHBC under Building Regulations.
- Liaise with internal colleagues/Line Managers, external suppliers and contacts to ensure the build programme is achieved.
- Work with the Sales team to ensure regular Sales/Build meetings, adhere to company procedures, and carry out inspections of show homes.
- Carry out familiarisation inspections (New Home Tours) with the Sales Negotiator and customer, and ensure remedial work is completed prior to occupation.
- With the support of the Contracts Manager, ensure the on-site Construction team is fully resourced, with clear guidelines to responsibilities, and receive support in communication, training, development, and workload/resource organization.
What You’ll Need
- Extensive experience working within established build programs.
- Excellent communicator with high attention to detail.
- Assertive to ensure delivery of targets by on-site team and trades/labour.
- Ability to prioritise tasks to meet changing business needs; strong problem-solving ability.
- Member of the Chartered Institute of Builders and/or qualified to NVQ level 5 in Construction Management or time-served tradesperson with extensive construction experience.
- In-depth knowledge of construction trades and relevant legislation (Health and Safety, NHBC requirements, Building Regulations).
- Good knowledge and experience dealing with Customer Care.
