Within the Construction environment, think about buying materials, managing big projects, ensuring health and safety and customer service. At any given time, you will find us working on around 400 developments in both towns and rural areas across the UK, and every one poses unique challenges. Some are from scratch on brownfield sites; others involve adapting existing buildings, such as old factories or disused hospitals.
Responsibilities
- Ensuring compliance on site at all times with company health and safety standards and processes, NHBC standards, building regulations, and overall quality standards.
- Coâordinating labour and resources on site to deliver the build programme on larger developments, and proactively scheduling trades to ensure optimum delivery.
- Managing material levels on larger sites to ensure a minimum amount of stock while maintaining programme requirements and efficient labour utilisation.
- Ensuring every plot is built to the highest standard of quality, complying with NHBC Standards, Building Regulations, range specifications, and best practice.
- Undertaking companyâdirected quality control procedures and inspections at the correct timings, and rectifying defects to avoid additional cost, time delays or quality reductions.
- Monitoring and controlling the cost of production, and approving payments to contractors and trades where appropriate.
- Initiating and attending plot inspections with the Local Building Inspector or NHBC, taking corrective action to maintain at least minimum RI's/BRI's.
- Conducting toolbox talks or similar onâsite briefings to influence, secure commitment and drive best practice.
- Maintaining a proactive approach to mitigate risk, build sequencing and overall quality on site.
- Liaising with internal departments, external suppliers and partners to achieve the build programme.
- Working with sales through regular sales/build meetings to ensure smooth and controlled delivery of homes for customers.
- Delivering a high standard of site presentation at all times.
- Carrying out New Home Tours with the Sales Advisor and customer(s), providing demonstrations, answering questions and rectifying issues before legal completion.
- With support from the Contracts Manager, ensuring that the onâsite construction team is fully resourced, directed and well supported through communication, training, development and workload organisation.
- Modeling good behaviour across health and safety, organisation, conduct, quality of work and professionalism.
What you will need
- Extensive experience of working to an established build programme and managing key priorities on challenging sites.
- Proven ability to consistently deliver weekly targets through proactive organisation of the labour force and fostering a teamâworking ethic.
- Excellent communication and influencing skills to secure commitment and compliance, and to drive delivery.
- Demonstrated strong leadership and assertive skills to ensure optimum delivery at the highest quality standards on site.
- Ability to prioritise tasks proactively to anticipate and meet changing business needs.
- Strong problemâsolving ethic, capable of identifying root causes of problems.
- Member of the Chartered Institute of Builders and/or qualified to NVQ level 5 in Construction Management, or an experienced tradesperson with knowledge of the full range of construction trades.
- Inâdepth knowledge of all aspects of construction and housebuilding, and relevant legislative requirements such as health and safety, NHBC requirements and Building Regulations.
- Comprehensive experience dealing with customers and potential customers, including information provision, issue resolution, and confirmation of company procedures.
