Responsibilities
Reporting to the Contracts Manager you will be responsible for managing the construction of a development, overseeing all pre and post housebuilding works and ensuring targets are met regarding health & safety, delivery to build programme quality, customer care and cost.
- Ensuring continuous compliance with company health & safety standards, NHBC standards, building regulations and quality standards.
- Co‑ordinating labour and resources on site, proactively scheduling trades and managing material levels to meet the build programme.
- Ensuring each plot is built to the highest standard, complying with NHBC and Building Regulations specifications.
- Conducting company‑directed quality control procedures and inspections, rectifying defects promptly.
- Monitoring and controlling production costs, approving payments to contractors and trades.
- Initiating and attending plot inspections with the Local Building Inspector or NHBC, taking corrective action to meet requirements.
- Delivering toolbox talks or similar on‑site briefings.
- Liaising with internal departments, external suppliers and partners to achieve the build programme.
- Collaborating with sales via regular meetings to ensure a smooth and controlled delivery of homes to customers.
- Maintaining a high standard of site presentation at all times.
- Conducting new home tours with Sales Advisor and customers to demonstrate the home and address issues before legal completion.
- Ensuring the on‑site construction team is fully resourced, well‑directed, and supported in training, development and workload organisation.
- Exemplifying good behaviour in health & safety, organisation, conduct, quality of work and professionalism.
Qualifications
- Extensive experience working to an established build programme and managing key priorities.
- Proven ability to deliver weekly targets through effective labour organisation and fostering team ethics.
- Excellent communication skills, with an emphasis on detailed explanations and gaining full compliance.
- Strong leadership and assertiveness, ensuring optimum delivery to the highest quality standards on site.
- Ability to prioritise tasks and solve problems in a dynamic business environment.
- Member of the Chartered Institute of Builders or NVQ level 5 in Construction Management, or a tradesman with extensive experience of all construction trades.
- In‑depth knowledge of construction and housebuilding, including health & safety, NHBC requirements and Building Regulations.
- Comprehensive experience dealing with customers, providing information, resolving issues and confirming company procedures.
