Within the Construction environment, think about buying materials, managing big projects, ensuring health and safety, and customer service. At any given time, we’re working on circa 400 developments across the UK, each with unique challenges. Some are from scratch on brownfield sites; others involve adapting existing buildings like old factories or disused hospitals. We need people who can bring fresh ideas and imagination, along with the commercial ability to manage people, budgets, and costs.

Responsible to the Contracts Manager, you will manage the construction of a development, including all associated pre- and post-housebuilding works, ensuring targets are met regarding health and safety, delivery to build programme, quality, customer care, and cost. You will be expected to:

  • Ensure compliance on site at all times with health and safety standards, NHBC standards, building regulations, and quality standards.
  • Coordinate labour and resources to deliver the build programme on larger developments, proactively scheduling trades for optimal delivery.
  • Manage material levels to ensure minimal stock while meeting the site programme and labour efficiency.
  • Ensure all plots are built to the highest quality standards, complying with NHBC Standards, Building Regulations, and specifications.
  • Undertake quality control procedures and inspections, rectifying defects to prevent additional costs or delays.
  • Monitor and control production costs, approving payments to contractors and trades as appropriate.
  • Conduct plot inspections with Local Building Inspectors or NHBC, taking corrective actions to minimize RI’s/BRI’s.
  • Lead toolbox talks and site briefings to promote best practices and team commitment.
  • Proactively mitigate risks, improve sequencing, and enhance overall site quality.
  • Collaborate with internal departments, suppliers, and partners to ensure the build programme is achieved.
  • Work with sales teams to ensure smooth delivery of homes for customers.
  • Maintain high standards of site presentation at all times.
  • Conduct New Home Tours with Sales Advisors and customers, addressing questions and issues before legal completion.
  • Support the Contracts Manager in ensuring the construction team is well-resourced, guided, and supported through communication, training, and workload organization.
  • Set a good behavioral example in health and safety, organization, conduct, quality, and professionalism.

To be successful, candidates should have:

  • Extensive experience managing challenging sites within established build programmes.
  • A proven track record of delivering weekly targets through proactive organization and team leadership.
  • Excellent communication skills to influence and gain commitment.
  • Strong leadership and assertiveness to ensure high-quality delivery.
  • Proactive task prioritization skills to adapt to changing needs.
  • Problem-solving skills to identify root causes and resolve issues.
  • Membership of the Chartered Institute of Builders, NVQ level 5 in Construction Management, or extensive trades experience.
  • Deep knowledge of construction, housebuilding, health and safety, NHBC, and Building Regulations.
  • Experience dealing with customers, providing information, resolving issues, and explaining procedures.
