What you’ll be doing?

The Sales & Marketing team look after our customers and help them through one of the most important parts of their lives: finding and buying a new home. We pride ourselves on putting customers first, and sales and marketing are a key part in making that vision a reality. Our teams, both locally and nationally, work together to show people the perfect home for them. Roles range from building and maintaining websites, running marketing campaigns, answering customers’ questions, guiding and supporting them through the purchase and personalisation of their brand‑new home, to ensuring they’re happy after they’ve bought. Some team members work on‑site in sales and marketing showrooms, others support from the office. At its core the team is here to make sure customers get what they need and find the perfect home.

Reporting to the Sales Manager

You will deliver strong sales and customer service performance whilst providing consistent support to the Sales Manager and the division. You will be expected to:

  • Maximise profits by achieving new home sales and upselling extras to suitable clients in line with agreed targets such as legal completions and average selling price.
  • Look after all prospective/existing purchasers in a welcoming, professional and efficient manner, delivering exceptional customer service.
  • Provide expertise in the Company’s house types, specs, extras and procedures.
  • Match all Group schemes available to secure the maximum possible sales, ensuring that all customers are qualified.
  • Effectively manage the CRM database (i‑Sales) as directed by your Sales Manager.
  • Promote Group mortgage arrangements, including referral to IMA, managing transactions and ensuring timely completions.
  • Ensure full compliance with Sales and Marketing key processes, tools and approaches such as Prada and the Single Sales Principle.
  • Ensure that all paperwork and site administration is up to date and required reports are completed within deadlines; provide weekly management internal reports and updates to line management.
  • Apply a to‑date working knowledge of all legal requirements such as Consumer Protection from Unfair Trading (2008), CML, H&S, DPA and the Consumer Code.
  • Take responsibility for maintaining the presentation of show homes, completed product and the sales office to the agreed standard, and ensure that adequate on‑site and off‑site signage is maintained.
  • Maintain effective relationships with relevant internal colleagues and external contacts, especially the Sales Manager and Site Manager.
  • Contribute PR/marketing proposals to the Sales Manager.
  • Conduct local and market research and competitor analysis in line with OFT guidelines to demonstrate up‑to‑date knowledge of the local area, amenities and current market.
  • Compile competitor reports on behalf of the Sales Manager as requested.
  • Research marketing potential as requested by the Sales Manager.
  • Champion initiatives such as data force, mystery shop and customer service.
  • Collate and share best practice across the division and wider group.
  • Act as a mentor to under‑performing sites/ Sales Advisors – troubleshoot, offer solutions, shadow work.
  • Attend marketing events for coming‑soon sites and any events organised by the division.
  • Handle complaints as requested by the Sales Manager.
  • Deputise for the Sales Manager’s absence (e.g., holidays) – attend meetings on their behalf, e.g., divisional meetings, sales reporting, staff challenges.
  • Train new Sales Advisors and mentor them until full Sales Advisor standard is achieved.
  • Champion employee engagement by canvassing views of Sales Advisors and offering solutions.
  • Support group and divisional initiatives and change implementation.
  • Process credit and debit card transactions or use of card data in compliance with PCI DSS.
  • Undertake appropriate training on PCI DSS at induction and thereafter as required.

What you’ll need

  • Experience of delivering sales in a service environment such as housebuilding, retail, hospitality, banking, estate agency.
  • Commercially astute with a good understanding of the market and competitors.
  • Understanding and acting upon customer needs to maintain the Company’s reputation.
  • Thrives on challenge, resilient, and driven to achieve personal and organisational targets.
  • Able to remain calm and controlled under pressure.
  • Keeps up to date with new thinking including legislation, economic conditions and technology.
