The Commercial team concentrates on cost‑effective building across quantity surveying, estimating, procurement and material buying. Working closely with the Senior Commercial Manager/Commercial Director, you will deliver best quality homes at the best possible cost by preparing cost plans, supporting land purchases and ensuring accurate estimating across projects.
Responsibilities
- Prepare cost plans for land purchases and development opportunities.
- Prepare comprehensive construction cost estimates, including site abnormals, professional fees, site management costs, and preliminaries.
- Maintain and input data into computer‑based estimating databases and systems.
- Liaise with all departments to achieve a viable final cost position.
- Support value‑engineering exercises at appraisal/pre‑start stages and update appraisals quarterly.
- Reconcile and recharge shared cost items with other businesses or external companies.
- Update internal appraisals on land purchased or controlled to reflect current market conditions and house‑type mix.
- Ensure compliance with Group IT systems and policies.
- Promote Group values and work within Group values, systems, policies and procedures.
- Carry out any other duties as required by the Senior Estimator/Commercial Manager.
Qualifications
- Industry‑related business qualification and a valid CSCS card.
- Proven track record in a similar role or at least an Estimator level.
- Management experience; able to lead a team.
- Full understanding of current market conditions and rates across the house‑building sector.
- Highly numerate with excellent attention to detail; capable of gathering, interpreting and presenting data for budgets and valuations.
- Methodical, conscientious, organised and able to deliver high standards.
- Strong IT skills with working knowledge of Excel and land viability/commercial software.
- Articulate, clear and credible, thriving under pressure in a fast‑paced environment.
- Wide experience in the house‑building industry.
- Strong knowledge of Building Regulations, NHBC, Health & Safety requirements and other relevant codes of practice.
- Team player and supportive of colleagues.
- Professional and pleasant manner in dealing with internal and external customers.

Location
Based in the North Midlands region, the role may involve working from the office, construction sites or sales offices, with the flexibility of working from home as required.
