The Design and Technical teams are involved in all aspects of housing design and innovation, responsible for researching the best materials at the best cost. The team deals with a variety of sites, many using existing buildings, each with unique problems to solve. There is a focus on new materials, sustainability, and value, amidst ever-changing building and environmental legislation.
Most team members have an architectural or engineering background, offering opportunities to gain expertise in design and project management in a thought-provoking setting. Reporting to the Technical Manager, the role involves coordinating external design consultants, obtaining building control approvals, discharging planning conditions, ensuring mains services are procured, providing Construction Issue drawings for site starts, and supporting site operations.
You will be expected to:
- Obtain Technical Drawings and approvals to enable efficient site starts.
- Minimise risk through provision of timely and high-quality information.
- Brief, manage and drive external consultants in the preparation and issue of production information to an agreed programme, fee, and scope.
- Assist in the preparation of Design Programmes and present at Progression Meetings.
- Ensure all statutory enquiries, sewer connections, and other relevant legal agreements are submitted and pursued for timely completion.
- Oversee NHBC/Building Regulations applications to approval.
- Ensure working drawings comply with the approved Planning Scheme and ensure discharge of planning and building control conditions.
- Monitor and control all production information in close liaison with the Commercial Department to maintain tight cost controls and ensure information is produced in line with budget estimates.
- Monitor and control the Professional Fees budget and update fee reports monthly.
- Ensure Group Policy and Procedures are fully managed and controlled.
- Oversee preparation and approval of Brochure Plans, Conveyance Plans, and Sales Area drawings.
- Attend site progress meetings and carry out site inspections.
- Attend and present at various project meetings (Land/Technical hand-over, Project Meeting, Optimisation, Progression, Technical/Sales, Budget Meetings, etc.).
- General liaison and coordination between internal and external parties.
- Attend Subcontractor interviews and meetings where appropriate.
- Respond to site queries and resolve Technical/Construction problems.
- Issue drawings and information for construction purposes.
To be successful in the role, we are looking for:
- Qualification as a Civil/Building Engineer or at a Construction related degree level, or HNC/HND in a built environment subject with relevant experience.
- Good technical knowledge of both house and apartment construction.
- A working knowledge of Building Regulations, NHBC, Party Wall Awards, and associated legislation connected with the construction industry.
- The ability to communicate effectively and manage multi-disciplined teams.
- The ability to recognise and address problems swiftly and effectively.
- Ability to work under pressure to meet tight deadlines.
- A desire to exceed Customer expectations.
- Excellent communication skills at all levels, with high attention to detail.
- A competent level of relevant IT skills including using AutoCAD/Revit.
