Position Title: Portfolio Management Analyst Business Title: Associate Director / Director Department: Real Estate Equity Location: London
Background
Barings is looking to hire a member of the Barings Real Estate European Value Add (the Fund) portfolio management team. The Fund series consists of three funds to date, the first fund which raised €300m in 2016 and a second which raised €850m in 2021. Fund 3 launched on 2025 and has committed around 60% of the sponsor seed capital (€400m) with final close of third party capital in Q4 2026 / Q1 2027.
The Role
Portfolio management:
- Act as an assistant PM
- Manage and prepare quantitative analysis of portfolio and asset business plans
- Collate and report committed and actual spend against approved acquisition budgets
- Develop and maintain fund models for performance and forecast reporting including fluctuations in shareholder subscriptions, redemptions and distributions and movements in investment allocations and performance
- Perform frequent portfolio updates, collating data from local teams and JV partners to establish inflows and outflows in portfolios, manage cash across portfolios and ensure compliance with investment guidelines
- Measure performance and understand net asset value calculations
- Provide fund and client reporting to internal and external clients, ensuring its accuracy and timely delivery
- Co-ordinate with performance and marketing teams in production of materials for client presentations and investor queries
Sourcing:
- Rely on and build existing network to identify market trends and gain insights across European markets
- Complement Country Teams to ensure visibility and consistency of message for BREEVA in our target markets
Strategy:
- Contribute to debates with PM & research teams to set fund strategy based on thematics & relative value
- Formulate strategy decks for preferred sectors
- Work with Country Teams to define deliverable target allocation parameters
Transactions:
- Working with deal teams early in the process to align on underwriting & deal risks
- Question and drive rigour in the underwriting process and deal reviewInspect assets the fund is acquiring
- Assess competence of partners to execute business plan
- Participate in tax & structuring workstreams
- Negotiate Joint Venture term sheets
Asset management:
- Chair bi-weekly asset management meetings with Country Teams
- Lead critical thought for analysis and recommendations on all key decisions
- Monitor and optimise asset and fund level financing strategy
- Oversee hold / sell analysis and disposals
- Take ownership of ad hoc projects
Fundraising:
- Prepare strategy & fundraising materials
- Compile and present track record
- Provide performance updates and portfolio update presentations
- Over time work towards more LP facing involvement
Requirements
- 6-9 years’ experience in a real estate organization, real estate private equity fund or real estate division of an investment bank
- Strong knowledge & experience in analysing and modelling complex deals and financial structures
- Pan-European transaction experience across all sectors including negotiating and managing joint ventures, SPAs & FAs
- Hard working, high degree of attention to detail and ease with numbers
- Substantial level of skill in liaising with a range of stakeholders, using influencing, interpersonal, consultation and relationship building skills
- Ability to commercially evaluate financial data, and present conclusions to inform business decisions
- Highly developed verbal and written communication skills, including the ability to prepare documentation for stakeholders’ groups at varying levels
- In-depth knowledge of Microsoft Office products specifically Excel, PowerPoint, and Word
- Fluency in spoken and written English with additional language skills an advantage
- Willing to travel
- Hands on asset management / development management experience preferable
