Job Description

We are looking for an experienced Site Manager to join our expanding Banks Homes team based in the Durham area. If you have previous experience in a similar role for a new build residential house builder then this could be the job for you!

You will manage all aspects of a construction development site, ensuring the provision of safe, efficient and cost effective works at all times, while maintaining the highest quality of work and customer service to be delivered within agreed timescales.

KEY DUTIES & RESPONSIBILITIES:

As the Site Manager you will:

  • Be responsible for the control, supervision and safety of own workforce and subcontractors from commencement of works through to the completion of the site.
  • Be responsible for managing the construction of new build site including rep and post housebuilding works, ensuring that targets are met regarding health and safety, delivery to build programme including quality, customer care and cost.
  • Ensuring compliance on site at all times to the Company health and safety standards and processes, NHBC standards, building regulations and overall quality standards.
  • Manage material levels on site to ensure the site programme is met and all labour is efficiently employed.
  • Ensuring that all plots are built to the highest standard of quality, complying with the NHBC Standards, Building Regulations, range specifications and best practice.
  • Undertaking company directed quality control procedures and inspections at the correct timings, and rectifying any defects so as not to incur additional cost, time delays to the programme, or reduction in the final quality.
  • Monitoring and controlling the cost of production, and approving payment to contractors and trades where appropriate.
  • Initiating and attending plot inspections with the Local Building Inspector or NHBC, taking corrective action to ensure a minimum of RI’s/BRI’s.
  • To deliver a high standard of site presentation at all times.
  • Motivate, support and manage directly employed site staff, providing toolbox talks, training, inductions coaching and support as required to improve performance.
  • Carrying out New Home Tour with the Sales Advisor and customer(s) to give a good demonstration of the home, answering any questions, and rectifying any issues before Legal Completion.
  • Ensure that site records are maintained including but not limited to site managers reports, labour requirements, plant, materials, site inductions and health and safety records.
  • Showing a good behavioural example in all aspects of health and safety, organisation, conduct, quality of work, company values and professionalism.

KEY CONTACTS:

You will work closely with the Construction Manager, Head of Construction, Assistant Site Manager, and liaise proactively with the other internal departments i.e sales, marketing and commercial teams as well as externals suppliers and partners to ensure the build programme is achieved.

WORKING ENVIRONMENT:

You will spend the majority of your time on site. There will be a requirement for you to attend meetings at Head Office in Meadowfield.

You will be willing to be flexible in respect to day to day duties and hours worked and maybe required to travel to our other development sites, sometimes at short notice.

QUALIFICATIONS, KNOWLEDGE AND EXPERIENCE:

ESSENTIAL:

  • Must have as a minimum a valid SMSTS qualification
  • Significant previous experience in a similar role for a new build residential house builder
  • Valid CSCS card at Site Manager level (or equivalent)
  • Previous experience of effectively managing teams
  • Up to date knowledge of health, safety, and building regulations including quality standards
  • Valid first aid certificate
  • Full UK driving licence

DESIRABLE:

  • Construction Management – HNC level 4, HNS level 5 or NVQ level 6
  • Valid scaffold appreciation certificate
  • Valid LOLER certificate
  • Managing/overseeing multiple build sites

  • Ability to demonstrate strong attention to detail.
  • First class communication skills with the ability to liaise with senior management and technical functions.
  • Commercially aware and ability to build and maintain effective client relationships.
  • Work effectively to deadlines and competently work on multiple tasks simultaneously.
  • Logical planning ability. Ability to concentrate on different tasks at the same time.
