Property Directorate

The role of the banks Property department through its Infrastructure Engineering team, is to maintain, enhance and support the occupied building environment, and to provide excellent engineering services for all Bank staff. In addition to maintaining and supporting the Bank\’s primary business function, The Property team has responsibility for significant annual capital investment, supports business continuity, strategic health & safety management, internal & external events, general building facilities (switchboard, help desk and reception), catering, cleaning, post services and travel team whilst ensuring value for money is achieved in all Bank wide procurements.

The Property department\’s overall mission is to maintain, enhance and protect the Bank\’s building environment including its engineering systems and to provide resilient services to maintain business as usual functionality.

The Engineering team comprises over 50 colleagues and covers the Bank\’s (x3) core properties located in London & Debden (Essex). The London properties, comprise of (x2) properties; the Banks grade 1 listed Head Office at Threadneedle St and a more traditional modern office building at 20 Moorgate. Our property located at Debden is the Banks print works. All (x3) buildings are highly critical to the Banks operations and possess various levels of critical systems to support those operations.

The Engineering team is responsible for maintaining and operating all installed engineering systems, providing reliable and resilient operations 24x7x365 across office, data centre, front/back office and production environments, consequently a wider breadth of engineering exposure exists.

Job Description

The scope of services to be provided by the fabric technician are as follows but are not exhaustive.

  • Responsible for the delivery of planned, preventative fabric tasks working within our Planon Intelligent Work Management System (IWMS).
  • Responsible for supporting reactive fabric tasks allocated via the IWMS.
  • Update both planned and reactive fabric tasks within the IWMS system.
  • Undertake daily & periodic building inspections and provide reactive work schedules.
  • Attend to fabric and building issues to set priority response and fix times, assuring safe working environments and maintaining business operations with minimal down time experienced.
  • Undertake routine maintenance tasks across all areas of the building structure fabric and finishes.
  • Deliver a proactive approach to fabric maintenance seeking to bring innovation and ideas to the attention of management.
  • Undertake periodic assessments to maintain the internal finishes of the building to high and consistent levels of quality finish.
  • Support specialist OEM contractors undertaking fabric maintenance, surveys and inspections.
  • Complete all allocated annual training and performance objectives.
  • Act as a Health & Safety ambassador across all areas of the properties engaged in delivering your role and to support the safe working environment of others.
  • Ensure all assigned work is completed in accordance with agreed methods, risk assessments, SLAs and customer service standards.
  • Contribute to encouraging embedding a strong team working and continuous improvement environment.
  • As directed conduct incident management and recovery exercises to support recovery processes.

Role Requirements:

Minimum Criteria

  • Experience across fabric repairs; painting & decorating; construction; fabric maintenance.

Essential Criteria

  • Knowledge of statutory and compliance obligations relevant to building/fabric systems
  • Ability to receive and convey regular information, including sharing and reporting information
  • Ability to make judgments based on evaluating information against defined procedures, contributing to decision-making and continuous improvement.
  • Deliver fabric maintenance through excellent customer service standards
  • Strong commitment to working flexibly and effectively with a range of staff and contractors.
  • Maintains high standards in all work undertaken.
  • Prioritisation/Time Management with an ability to prioritise workload and manage time effectively.
  • Maintain resilience with an ability to work under pressure
  • Work collaboratively to leverage the knowledge, skills and experiences of the team.

Desirable Criteria

  • IOSH Operating Safely qualification
  • City & Guilds Level 3 (or transferable) within a relevant building subject
  • Working at Height qualifications – IPAF; PASMA

Salary and Benefits Information

We encourage flexible working, part time working and job share arrangements. Part time salary and benefits will be on a pro-rated basis as appropriate.

We offer a salary as follows:

London circa £32,400.

In addition, we also offer a comprehensive benefits package as detailed below:

  • A non-contributory, career average pension giving you a guaranteed retirement benefit of 1/95th of your annual salary for every year worked. There is the option to increase your pension (to 1/50th) or decrease (to 1/120th) in exchange for salary through our flexible benefits programme each year.
  • A discretionary performance award based on a current award pool.
  • A 8% benefits allowance with the option to take as salary or purchase a wide range of flexible benefits.
  • 26 days\’ annual leave with option to buy up to 12 additional days through flexible benefits.
  • Private medical insurance and income protection.

National Security Vetting Process

Employment in this role will be subject to the National Security Vetting clearance process (and typically can take between 6 to 12 weeks post offer) and the passing of additional Bank security checks in accordance with the Bank policy.
