BAM UK & Ireland is recruiting a Pre-Construction Manager to join the Construction segment. This is a hybrid role, offering a blend of home working and office presence in either our Manchester or Leeds locations. The role will involve travel across the Northern region, supporting a range of exciting and diverse construction projects.

Reporting to the Pre-Construction Director, you will be responsible for managing the preconstruction process on a range of construction projects within the region from tender to main contract award.

  • Reviewing tender information received and developing the bid strategy.
  • Take full ownership of bid submissions including co-ordinating, writing and reviewing the work of others and identification of key differentiators.
  • Manage and liaise with bid managers and writers.
  • Establish the tender delivery programme, input into tender resource schedule/budget, internal governance and monitoring progress.
  • Leading internal and external tender meetings.
  • Visiting the site of the proposed project to assess all construction related items, including any constraints that may affect the build process.
  • Meeting with the client and/or designers to better understand any constraints on the project.
  • Identify and help select all necessary consultants/designers/supply chain partners to support the bid.
  • Engaging the client, designers, and supply chain when developing the building design and construction methodology.
  • Preparing the presentation slides for any mid and post tender interviews.
  • Managing the second stage of the tender process through to contract award, including preparing the preconstruction programme, taking into account all design/pricing activities, 3rd party approvals and internal/external governance.
  • Leading PCSA deliverables to achieve main contract position that achieves governance requirements, including overseeing design management, commercial activities, programme & methodology, risk & opportunity management, procurement and supply chain engagement, stakeholder engagement, contract deliverables such as Contractor's Proposals.
  • Working closely with estimators and quantity surveyors to develop the commercial strategy including profit plan.
  • Managing the Risk and Opportunity Register.
  • Manage any 3rd party approvals such as planning approvals.
  • Leading all internal and external progress and engagement meetings.
  • Preparation of monthly Preconstruction progress reports.
  • Leading the bid settlement meetings and ensuring all bid and internal governance documentation is readily available.
  • Supporting the Commercial team with preparation and review of Contract Documents.
  • Fully communicating the bid and construction methodology aspects to the project delivery team at the construction phase project launch.
  • Visiting live construction sites to understand the performance of projects to inform future tenders.
  • Supporting the Business Development Manager in developing new opportunities.
  • Supporting National/inter-regional bids and initiatives as required.

  • Strong project/construction management skills.
  • Strong analytical, organisational, commercial, verbal and written communication skills.
  • Experience in collating and writing content material for quality tender submissions.
  • Good knowledge of MS Office programmes including PowerPoint, Word and Excel.
  • Effective presentation skills.
  • A degree qualification or equivalent and CIOB or equivalent.
