Responsibilities
- Full responsibility for building fabric status of site and carry out planned maintenance (PPM) and reactive maintenance tasks across the site.
- Work 40 hours per week Monday to Friday 8:00‑17:00 (flexible shift pattern) and be on the on‑call rota.
- Extensive knowledge and experience with building fault finding.
- Carry out ceiling repair, painting, skirting and facing replacement, door servicing and refurbishment of FF&E equipment.
- Read, understand and diagnose building faults to identify failures in cladding and interface junctions between building fabric elements.
- Identify spare parts and order them through appropriate channels.
- Carry out water hygiene testing (training provided).
- Carry out fire door inspections (training provided).
- Carry out installation, service and repair works to FF&E appliances in accordance with manufacturers guidelines.
- Inspect and carry out reactive landscape maintenance tasks, including litter picking, in accordance with the project agreement.
- Carry out building fabric inspections and fault finding.
- Liaison and supervision of subcontractors in relation to method statements, risk assessments and safe execution of works.
- Monitor and order stock for related items.
- Read contract documentation including as‑built drawings, schedules and specifications.
Qualifications
- Recognised trade qualification.
- Time‑served tradesman.
- Training in or experience of General H&S Regulations.
- Self‑motivated with the ability to identify concerns/defects without direction.
- Full driving licence.
- Reliable, with attendance, attitude and competence monitored regularly.
- Basic plumbing/mechanical and electrical experience advantageous.
- Good communication and organisational skills.
- Initiative to use in day‑to‑day duties.
- Assist in the provision of associated services within the site.
- Assist in the fulfilment of health and safety responsibilities within the site.
- Ensure operation of heating plant, fire alarm systems and lighting systems.
- Open and secure building elements as required – check windows, doors, external gates, perimeter fences for condition and security.
- Carry out and supply meter readings for utility consumption.
- Perform other reasonable requests when required.
