Job Description

Senior Portfolio Manager - Permanent - Canary Wharf

Hours: 40 per week, Monday to Friday

Duties And Responsibilities Include, But Not Limited To

  • Manage the onsite team to ensure consistent service delivery, clear priorities, effective communication and completion of agreed actions
  • Prepare and deliver reporting requirements for the wider business and client, ensuring information is accurate, timely and commercially useful
  • Own H&S compliance records and documentation within Meridian, ensuring actions, evidence and statutory requirements are maintained and escalated where necessary
  • Lead preparation of the annual service charge budget, including information gathering, challenge of assumptions, budget documentation and stakeholder updates
  • Review BvA reports, monitor expenditure, identify financial risks and take appropriate action to control costs and support value for money
  • Carry out regular property inspections, assess asset condition, determine required actions and ensure completion through appropriate follow-up
  • Manage Section 20 Consultation processes relating to major works and QLTA, ensuring compliance, accurate records and clear communication with stakeholders
  • Respond to reasonable management enquiries from the client, colleagues and other parties with clear, accurate and professional information
  • Attend and contribute to client meetings, providing updates, recommendations and follow-up actions as required
  • Attend meetings at BAML offices or developments and represent the property management function with authority and professionalism
  • Identify, assess and escalation operational, financial, compliance and reputational risks, recommending practical solutions where appropriate
  • Communicate effectively and professionally with residents, ensuring issues are managed sensitively, consistently and in line with business standards
  • Manage complaints by recording details, coordinating investigation, providing updates, resolving matters where possible and escalating complex issues appropriately
  • Ensure operations are delivered in accordance with business policies, SOPs, governance requirements and Ballymore brand standards

Skills And Experience

  • Relevant professional qualification such as TPI, RICS or equivalent property management qualification desirable
  • Previous experience in residential estate, block or property management, including responsibility for service delivery, compliance and stakeholder relationships
  • Experience managing or coordinating onsite teams, contractors or service partners to achieve agreed standards and outcomes
  • Strong financial awareness, including service charge budgeting, BvA review, cost control and value-for-money assessment
  • Knowledge of Health & Safety processes, compliance monitoring and practical implementation within a managed residential environment
  • Knowledge and understanding of the Landlord & Tenant Act 1985, Section 20 consultation requirements and RICS Code of Practice
  • Confident communicator with the ability to manage resident, client and stakeholder relationships professionally and constructively
  • Strong organisational, problem-solving and decision-making skills, with the ability to prioritise competing operational demands
