As Design Manager – Façade & Shell & Core, you will lead the coordination, technical development and delivery of the building envelope and primary structure interfaces on a residential development. You will manage architects, façade consultants, structural engineers and specialist trade contractors to ensure the building shell is fully coordinated, compliant, and buildable prior to and during construction. This role focuses on the external envelope, structure interfaces, waterproofing, fire strategy integration, statutory compliance and overall building performance.

Duties & Responsibilities include:

  • Design Coordination: Coordinate façade, structural, fire, acoustic and MEP interfaces within the building shell. Ensure all façade systems are technically robust, compliant and coordinated with structure and services. Review curtain walling, cladding, balconies, roofing, glazing and waterproofing details. Ensure design alignment with Ballymore Design Guide and façade standards. Manage planning condition information relating to the building envelope. Ensure performance criteria (thermal, acoustic, fire, weathering) are fully demonstrated.
  • Design/ Project Management: Chair façade and shell coordination meetings, minute and manage close out of actions arising from design progress meetings and trade contractor design meetings. Review and comment on drawings and technical submittals. Track design progress against programme milestones. Highlight risks affecting programme, cost, buildability or compliance. Ensure compliance with Ballymore Design Guide and Design Management processes, procedures, and reporting. Compile Golden Thread and handover information for façade and structural elements.
  • Procurement/ Tendering and Value Engineering: Support procurement of façade and shell packages. Review technical tender returns and support package recommendations. Evaluate value engineering proposals with consultants, ensuring performance is maintained. Assist the commercial team with procurement activities relating to design and consultant information.
  • Building Safety & Regulatory Compliance: Contribute to Gateway submission preparation. Ensure base-build works support Gateway 3 occupation readiness. Maintain compliance with Building Regulations and Building Safety Act requirements. Support structured change control for safety-critical design changes. Work closely with commercial and site teams to manage envelope risks. Liaise with fire engineers, warranty providers and regulatory bodies where required. Liaise directly with site managers to overcome any on-site issues.

Skills & Experience:

  • 5-7 years of experience in the construction industry.
  • Experience working with consultants and trade contractors on residential projects.
  • Excellent organizational skills with an ability to produce quality work and achieve project deadlines.
  • Effective leadership, supervisory and organisational skills.
  • Excellent communication skills, both written and oral.
  • Thorough knowledge of building regulations and construction technology.
  • Pragmatic/ common sense approach, always demonstrating a sense of ownership.
