Estate Director, Permanent - Blackwall (E14)
Ballymore Asset Management Limited (BAML) is responsible for the management of some of London's most prestigious residential and mixed-use developments. We are seeking an experienced Estate Director to lead the management and operation of New Providence Wharf, one of East London's landmark mixed-use developments. This is a highly visible leadership role requiring a strategic thinker with exceptional people management, operational and property management expertise.
As Estate Director, you will be responsible for the overall leadership, performance and governance of the estate, ensuring the highest standards of customer service, operational excellence, health and safety compliance, and community engagement.
Key Responsibilities
Estate Leadership
- Lead by example, demonstrating professionalism, accountability and pride in every aspect of the role.
- Build and maintain trusted relationships with residents, colleagues, contractors and stakeholders through effective communication and sound judgement.
- Oversee and review the MFA Matrix covering affordable housing and commercial property interests.
- Support the Property Management Team in managing lease obligations, compliance matters, breaches, licences and related property management activities.
Operations & Health and Safety
- Ensure full compliance with all Health & Safety legislation, BAML policies, the Approved Contractor Scheme and Health & Safety at Work requirements.
- Drive a strong health and safety culture across the estate and all associated facilities.
- Ensure accidents, incidents and near misses are reported, investigated and managed appropriately.
- Manage the timely reporting of critical risks, losses, complaints, disputes and claims in accordance with company policies.
- Monitor operational performance and ensure service standards are consistently achieved.
People Leadership
- Create a culture of accountability, ownership, collaboration and continuous improvement.
- Lead, inspire and develop managers and wider estate teams to achieve and exceed business objectives.
- Coach and support leaders in building high-performing teams focused on exceptional resident experiences.
- Conduct regular one-to-ones, performance reviews, team meetings and annual appraisals.
- Manage employee relations matters professionally and effectively.
- Identify skills gaps and implement practical development and training solutions.
- Develop succession plans to support long-term team and business growth.
- Recognise and celebrate success, fostering an engaged and motivated workforce.
Corporate & Strategic management
- Work closely with Property Management and Facilities Management teams to deliver the estate business plan, service charge budgets and capital expenditure programmes.
- Provide comprehensive operational, performance and management reports to senior leadership.
- Identify opportunities for service enhancement, innovation and operational efficiencies.
- Chair monthly management meetings and deliver regular team communications.
- Actively participate in company-wide initiatives, meetings and business activities.
- Identify, assess and report risks in line with corporate governance requirements.
Skills, Experience & Qualifications
- Strong knowledge of Health & Safety management within leisure, residential and mixed-use developments.
- Proven ability to build effective relationships with residents, contractors, leaseholders, colleagues and stakeholders.
- Demonstrable experience leading large teams within a property, facilities management or operational environment.
- Excellent written and verbal communication skills.
- Extensive experience managing both in-house and outsourced service providers across complex multi-site operations.
- Strong strategic thinking with the ability to translate business objectives into operational delivery.
- Experience driving organisational change and building strong communities.
- Thorough understanding of property management, facilities management and compliance best practice.
- Strong working knowledge of the Landlord and Tenant Act 1985.
- Professional qualification such as MITPI or MRICS preferred.
- IOSH Managing Safely, NEBOSH or equivalent Health & Safety qualification desirable.
