Ballymore Asset Management Limited (BAML) plays a critical role in shaping their long‑term success — ensuring each development operates efficiently, sustainably, and with exceptional customer experience at its core.
Key responsibilities:
- Proactively manage the development to ensure it is maintained to the appropriate condition and standards
- Ensure compliance with PMA, Lease terms, L&TA, RICS code of conduct, H&S Legislation and other legal/professional governance
- Be the senior onsite manager, responsible for all site operations
- Be present and available to the onsite team and residents
- Lead and manage onsite staff to ensure consistent service delivery
- Manage the estate, buildings and services in accordance with the estate management strategy
- Identify opportunities for improvements and implement necessary changes
- Carefully manage service charges to ensure best value for money for leaseholders
- Establish and maintain a working relationship with the Residents Association, wider resident groups and other users of the estate
- Inspect and audit asset performance
- Deliver site operations in accordance with the company brand and standards
- Review BvA reports and escalate risks with expenditure
- Work alongside client accountant to ensure timely reconciliation of accounts
- Carry out regular property inspections to record condition of assets
- Manage PPM and reactive works via Elogbooks
- Work with projects team to ensure major works are delivered as required and in accordance with Capex plan
- Ensure compliance with Section 20 Consultation process in relation to major works and QLTA
Skills & Experience:
- Relevant professional qualification such as MTPI, MRICS, MBIFM (desired)
- Strong working knowledge of key employment legislation in grievance, disciplinary, managing attendance and recruitment
- Strong working knowledge of Health & Safety processes and the implementation of these
- Knowledge and understanding of Landlord & Tenant Act 1985 & RICS Code of Practice
