We\’re now recruiting for a Deputy Property Director to join us at our development in East London, Royal Wharf! What you should know Ballymore is a family-owned business, with over 40 years in business – we are remarked as an innovative and dynamic property developer citing over 80 awards in recent years. At present, we\’re managing 11,000 homes across 12 luxury residential developments in London and are in search of a Deputy Property Director to join us at Royal Wharf & Riverscape (E16) in contributing to our vision. This is a fantastic opportunity for an experienced Senior Property Manager or Estate Manager looking for the next step in their career. Important to note Hours: 40 per week, 08:30am – 17:30pm Monday to Friday Location: West Silvertown, E16 Salary per annum: Competitive (To be discussed during application process) What you\’ll be doing: * Deputise for the Property Director in managing the development ensuring high quality business activities with maximum quality, service and operational management * Support, managing, motivating, inspiring, encouraging and developing the site management staff directly under your supervision, enabling and allowing them to deliver confidently and consistently an ever-evolving residential lifestyle experience across * Ensuring that the team understands that the organisation’s aims and achievements are reflected in all its operations and activities– including relationships and risk management * Ensuring that targets are met including those of the team as a whole * Maintain overall organisation responsibility for performing all duties in compliance with related legal/statutory, regulations, professional duties, responsibilities and obligations e.g. Best Practice Guidelines, ISO certification * Provide Management support to the PD, including daily operations, maintenance, financial reporting, training and development of employees and resident relations. * Monitoring consistent execution of all operational policies and procedures and recommend changes to improve overall functionality on site. * Communicate and implement changes to improve overall site performance and ensure adherence. * Ensure the provision of services and facilities is delivered throughout every aspect of the residential operation positioning Ballymore as the industry market leader, with a strong emphasis on the residents’ service experience, planned preventative maintenance, security and safety and the property asset management. * Ensure compliance with all relevant laws, legislation and obligations applicable to our sector. To have a thorough understanding of the Landlord & Tenant Act 1985 legislation, health & safety and employment legislation, as well as awareness of obligations covered under the leases and management agreements. * Take appropriate action to address any service issues to the complete satisfaction of the resident and company in order to maintain customer loyalty and to ensure that all non-conformance issues and outcomes are recorded and decisively resolved. * To work with the Property Director to design, implement and develop strategies to ensure the development is managed and maintained to a best standard and Ballymore’s brand values. What you\’ll need to be successful: * 5 plus years Property Management Experience at Senior Property Manager, Estate Manager level or above. * Knowledge of the Landlord and tenant Act 1985 * Strong grasp of Leases / Section 20 process / Section 20b and Service Charge Accounts. * MTPI member accreditation (Desirable) * Knowledge and experience of front of house, leisure & fitness operations * Good knowledge of Health & Safety Management in Leisure and mixed-use facilities. * Extensive experience of leading both in house and externally contracted services in a complex multi-site environment. * Ability to drive organisational and cultural change to create a sense of community.
