Location: Bolton

Salary: £50-55k (Depending on Experience)

Hours: 37 per week (Monday to Thursday 8-5, Friday 8-12)

To assume full accountability for the commercial performance of projects from tender through to final account, leading cost management, contractual compliance, and value enhancement to deliver profitable outcomes in line with company strategy.

Responsibilities & Duties

  • Lead programme and cost monitoring activities, identifying delays, assessing entitlement, and driving commercial recovery strategies.
  • Own and lead contract change control processes, ensuring timely and robust submission of notices, and negotiating agreement of variations with clients and subcontractors.
  • Lead subcontract procurement and management, ensuring robust commercial and contractual control, and driving value and performance in line with company procedures.
  • Develop and maintain strong, influential relationships with internal and external stakeholders, providing commercial insight to support effective business decisions.
  • Lead the commercial interface with Project Managers, ensuring projects are delivered efficiently in line with contractual, financial, and quality objectives.
  • Ensure full alignment with the Commercial Strategy, taking accountability for achieving financial targets, compliance, and commercial performance.
  • Lead and contribute to key project meetings (handover, start-up, progress, and commercial reviews), providing commercial direction and challenge where required.
  • Provide commercial leadership and input into pre-construction activities, including supporting estimating, tender reviews, and risk assessments.
  • Oversee the commercial set-up of contracts and projects, ensuring governance, controls, and systems are correctly implemented.
  • Proactively identify and manage commercial risks and issues, escalating and resolving in a timely and effective manner.
  • Act as a key point of contact for commercial matters, ensuring clear, effective communication across all levels including senior management and clients.
  • Oversee subcontract administration, ensuring alignment with main contract obligations and commercial objectives.
  • Drive commercial performance across project teams, advising on risks, opportunities, and contract obligations, and contributing to project validation and lessons learned processes.
  • Lead the preparation and negotiation of interim applications for payment, managing cash flow, payment performance, and recovery of outstanding debts.
  • Ensure robust contract administration and record keeping, maintaining accurate and compliant commercial documentation.
  • Take full responsibility for financial control of projects, including monitoring income, expenditure, and agreement of final accounts.

Qualifications, Knowledge, Experience & Skills

Essential

  • Minimum 7–10 years’ experience in a commercial/QS role within main contracting or project delivery.
  • Degree (or equivalent) in Quantity Surveying or related discipline.
  • Strong working knowledge of JCT / NEC / ICHEME contracts.
  • Proven experience managing full project lifecycle commercially.
  • Demonstrated ability to lead commercial negotiations and manage disputes.
  • Strong financial acumen with experience in CVR, forecasting, and reporting.
  • Excellent stakeholder management and communication skills.
  • Proven leadership and mentoring capability.

Desirable

  • Chartered or working towards membership of RICS.
  • CSCS card.

You must have the full right to work in the UK both now, and in the future as sponsorship is not available. Also Security Clearance may need to be obtained due to the nature of the projects, and Clients involved.
