We’re looking for a proactive and organised Voids Supervisor to cover Essex, Norfolk and Suffolk. The role is to oversee the day-to-day delivery of our voids programme. You’ll manage subcontractors on site, ensuring repairs and improvements are completed efficiently, safely and to a high-quality standard, in line with client expectations and contract KPIs. You’ll be the key link between operatives, admin teams, client representatives and housing officers—coordinating works, carrying out inspections, and resolving issues to keep the programme running smoothly.
Key Responsibilities
- Oversee the daily delivery of voids works, ensuring operatives work productively and to required specifications.
- Carry out pre- and post-inspections, scope void properties, and raise accurate orders for approval.
- Coordinate subcontractors and suppliers, ensuring all works are delivered to quality, time and compliance standards.
- Liaise closely with housing officers, client teams and residents to resolve queries professionally and promptly.
- Monitor progress on site, ensuring all works meet contract KPIs and client expectations.
- Complete and review paperwork, including risk assessments, method statements, tool-box talks and compliance documentation.
- Support safe working practices through regular site checks, scaffold and work-in-progress inspections, and adherence to H&S requirements.
- Assist with scheduling and planning appointments in collaboration with supervisors, planners and admin teams.
- Mentor apprentices and support colleagues, encouraging a positive team culture and continuous improvement.
- Maintain site standards—ensuring all working areas are tidy, safe and compliant.
- Prepare reports and documentation in line with company procedures, meeting required deadlines.
About You
You’re a confident people manager with strong trade knowledge and experience supervising maintenance or voids works. You can spot issues quickly, make sound decisions, and keep multiple jobs moving at pace while maintaining high standards. You communicate clearly, care about resident experience, and take pride in delivering safe, compliant, high-quality homes.
Requirements
- Previous experience supervising operatives on a maintenance or voids contract.
- Strong trade background and understanding of repairs and refurbishment processes.
- Good working knowledge of Schedule of Rates (SOR).
- CSCS card and a full UK driving licence.
- IT literate with the ability to complete reports, inspections and digital records.
- Clear communication skills, with the ability to manage performance and build positive working relationships.
- Strong problem-solving ability, attention to detail, and the confidence to prioritise under pressure.
- Clean DBS (or able to obtain one).
