The Role
CLC, part of Axis CLC, is looking to recruit an experienced Estate Custodian to support the management and maintenance of Service Family Accommodation (SFA) estates across Colchester, Wattisham, Wimbish and Woodbridge.
This is a varied and rewarding role that combines estate management, void property oversight, inspections, maintenance coordination and customer service. As the visible presence across your designated estates, you will play a key role in ensuring properties are ready for occupation, communal areas are maintained to a high standard, and residents receive an excellent level of service.
Working closely with operational teams, subcontractors, schedulers and client representatives, you will take ownership of estate performance, ensuring works are delivered safely, efficiently and meet contractual standards.
Responsibilities:
- Oversee the delivery of void properties to ensure homes meet move-in standards.
- Distribute and coordinate works to void operatives in a timely manner.
- Inspect properties at key milestones including pre-inspection, pre-move-in and move-in appointments.
- Ensure all works have been completed correctly and within required timescales before handover.
- Carry out void security and safety inspections, including checking that properties remain safe and secure.
- Liaise with void schedulers to ensure effective planning and delivery of works.
- Monitor subcontractor performance and ensure works are completed to a satisfactory standard.
- Carry out Health & Safety audits and ensure compliance with company procedures.
- Oversee and record routine playpark inspections across estates.
- Attend joint inspections with clients and stakeholders.
- Assist direct labour operatives with technical support and guidance where required.
- Respond to routine, urgent and emergency maintenance issues where appropriate.
- Maintain estate standards, identifying and resolving issues proactively.
- Support occupants by visiting properties and helping identify maintenance concerns.
- Monitor performance and drive continuous improvement across your estates.
- Participate in an out-of-hours call-out rota.
- Assist the voids team to complete works as and when required to meet deadlines.
About You
- Qualified Joiner/Carpenter with recognised trade qualifications.
- Secondary trade qualification in Electrical, Plumbing or Heating Engineering desirable.
- Previous experience within social housing, property maintenance, repairs or facilities management.
- Strong understanding of void property management and maintenance processes.
- Experience coordinating contractors and multiple workstreams.
- Good knowledge of Health & Safety legislation and safe working practices.
- Strong communication and customer service skills.
- Ability to work independently and manage your own workload.
- Proactive, organised and solution-focused approach.
- Full UK Driving Licence required and must have held a UK licence for more than 1 year.
