Role Overview
As the Operations Manager, you will lead and manage the Excellence Support Team, ensuring specialist resources are effectively recruited, developed, deployed and supported across contracts to improve operational performance, service quality and client satisfaction. You will oversee the day-to-day delivery of reactive maintenance services, ensuring repairs are completed safely, efficiently, and in line with contractual KPIs, regulatory standards and resident expectations. You will provide operational leadership, drive performance, and ensure a consistently high-quality service is delivered across all trade teams.
What You'll Deliver
- Lead the deployment and day-to-day management of the Excellence Support Team across multiple contracts, allocating resources in line with operational priorities
- Drive the delivery of reactive maintenance services, ensuring repairs are completed safely, efficiently and in line with contractual KPIs, regulatory standards and resident expectations
- Recruit, develop and retain a high-performing Excellence Support Team, including succession planning and proactive backfilling of vacancies
- Manage labour, scheduling and material resources to meet delivery, commercial and profitability targets across all contracts
- Monitor and uphold quality, safety and environmental standards, ensuring full compliance with Health & Safety legislation, Method Statements and Risk Assessments
- Build strong, collaborative relationships with clients, residents and stakeholders, representing the service professionally at meetings and reviews
- Resolve disrepair and complaint cases effectively, ensuring compliance with legislative requirements and timely resolution
- Provide leadership and direction to supervisors, operatives, administrators and subcontractors, supporting apprentices and a positive team culture
- Report on performance and operational activity, providing regular updates to Divisional Managers and the Operations Director
- Partner with Talent Acquisition and operational management to plan future resourcing and maintain staffing levels across contracts
About You
As an experienced Operations Manager, you will bring a strong background in property repairs and maintenance, with proven experience leading operational teams across multiple contracts and locations. You will have:
- Knowledge and experience of using NHF SOR codes and other pricing models
- A formal qualification or recognised training within the property repairs and maintenance sector
- A strong understanding of building maintenance, repair methodologies and relevant trade practices
- Demonstrable knowledge of Health & Safety legislation, compliance requirements and safe working practices
- Proven experience working within a results-driven, commercial environment, with awareness of profit, loss and contract profitability
- Experience managing teams across multiple levels, including supervisors, operatives, administrators and subcontractors
- Experience operating within complex, KPI-driven contract environments
- Experience managing specialist operational support teams deployed across multiple contracts and locations
- Strong recruitment and workforce planning capability, keeping business-critical roles filled and operations resilient
- A confident decision-maker, able to prioritise a dynamic schedule and resolve challenges creatively
- IT literacy, with experience using job management platforms and Microsoft Office applications
- A full UK driving licence, with DBS checks required where applicable
