The Role
We are looking for an experienced Voids Supervisor to lead the operational delivery of our Voids service across Sussex.
The Voids Supervisor will take full responsibility for ensuring properties are returned to a lettable standard safely, on time, within budget and to the quality expected by our client.
You will lead operatives and subcontractors, drive productivity, maintain commercial control and ensure every property is delivered right first time while achieving contractual KPIs.
Key Responsibilities
- Take ownership of the end-to-end delivery of the voids programme from inspection through to handover.
- Undertake detailed pre- and post-inspections, producing accurate scopes of work and identifying additional works where required.
- Manage direct labour and subcontractors to achieve programme, quality and productivity targets.
- Drive performance against turnaround times, budget, first-time pass rate, quality and client KPIs.
- Monitor workmanship through regular quality inspections and ensure defects are rectified promptly.
- Maintain commercial awareness by controlling costs, reducing waste and identifying value opportunities.
- Ensure full compliance with Health & Safety legislation, company procedures and client requirements.
- Review and approve RAMS, toolbox talks and all compliance documentation.
- Build strong relationships with client representatives, housing officers and internal support teams.
- Produce accurate reports, monitor performance data and implement continuous improvement initiatives.
About You
You are an organised and commercially aware supervisor with proven experience delivering social housing voids.
You understand the importance of balancing quality, programme and cost while maintaining excellent customer service.
You lead by example, make decisions confidently and create a culture of accountability, safety and continuous improvement.
Essential Requirements
- Proven supervisory experience within social housing voids.
- Strong understanding of NHF Schedule of Rates and refurbishment works.
- Experience managing subcontractors and direct labour.
- Commercial awareness and budget control.
- SSSTS qualification.
- Competent IT skills and experience using repairs management systems.
- Excellent leadership, communication and organisational skills.
- Enhanced DBS or willingness to obtain one.
