JOB OVERVIEW
We have a fantastic new job opportunity for a Social Housing Planned Works Contracts Manager to join a busy Assets team, leading planned maintenance, cyclical works, fire remediation and decarbonisation programmes across a housing portfolio.
As the Social Housing Planned Works Contracts Manager you will manage contractors, consultants and project teams, ensuring construction projects are delivered safely, on time, within budget and in line with building regulations, CDM requirements and health and safety standards. The Social Housing Planned Works Contracts Manager will also oversee procurement, tendering, budget management, contract administration, resident engagement and continuous service improvement.
DUTIES
- Programme Delivery: Lead planned and cyclical maintenance programmes, ensuring works are completed safely, on time and within budget
- Major Investment Projects: Manage fire remediation, decarbonisation and major works projects from inception through to completion
- Contractor Management: Oversee contractors, consultants and project teams to ensure quality, compliance and value for money
- Procurement and Tendering: Carry out tendering and procurement activities in line with financial regulations
- Compliance Monitoring: Inspect works and ensure compliance with building regulations, CDM requirements and health and safety standards
- Risk Management: Review risk assessments and method statements to support safe and compliant project delivery
- Budget Control: Manage project budgets, valuations, final accounts and financial reporting
- Contract Administration: Resolve contractual matters including variations, extensions of time and disputes
- Resident Engagement: Ensure residents are informed, supported and engaged throughout project delivery
- Team Leadership: Lead and support Contracts Surveyors and Trainee Surveyors, helping to drive performance and service improvement
CANDIDATE REQUIREMENTS
ESSENTIAL
- Driving Licence: Full UK driving licence with willingness to travel to sites
- Relevant Qualification: HNC, HND or equivalent qualification in Building Surveying or a related discipline
- Contract Management: Significant experience in contract management and administration within construction or housing
- Planned Works Experience: Experience managing planned works, investment programmes or major works projects
- Technical Knowledge: Strong knowledge of contract forms such as NEC and JCT, construction project delivery and building regulations
- Compliance Awareness: Strong understanding of CDM regulations and health and safety requirements
- Commercial Skills: Strong financial and commercial awareness, including budget management and cost control
- Technical Interpretation: Ability to interpret technical drawings, specifications, risk assessments and method statements
- Communication Skills: Excellent stakeholder management and communication skills, with the ability to work effectively with residents, contractors and internal teams
- People Management: Experience managing teams and driving performance
DESIRABLE
- Professional Membership: membership of a relevant professional body such as CIOB or RICS, or working towards membership
